Centerville is the “best of both worlds” in Kentucky’s horse country
Named for its central location between Lexington and a few other cities, Centerville occupies a vast rural community in Kentucky’s Bourbon County. The county is one of bourbon whiskey’s claimed birthplaces and the final resting place of Secretariat, a Triple Crown-winning racehorse. Career veterinarian and resident Tina Cassar says the area remains a traditional part of the thoroughbred industry. Here, gently rolling hills and swaths of bluegrass fields are home to many horse farms doing anything from boarding, breeding and training to rescuing and rehabbing. “I like it because I feel like I’m out in the country enough, but at the same time, I’m very close to Lexington, which is a big city, or big enough for me anyway,” says Cassar, a joint owner of Sabieha Farm, a boarding establishment. “I feel like I have the best of both worlds.”
The average household income in Centerville is around $92,716.

The neighborhood has ranch-style homes and upscale farmland estates
Centerville consists of multi-acre properties and farmland surrounded by long stretches of fencing. The housing ranges from traditional ramblers at the end of narrow gravel driveways to prominent Traditional and Colonial Revival homes with ornate gates. While unmistakably rustic in setting, Cassar says the area is still not as deeply rural as other farmland communities in the country. “It’s not really rural like you would get in the Midwest,” she says. “You’re going to see fencing, lot of trees … but you can always see your neighbor even if they’re a couple miles away in their building or farm.”Homes here mainly sell from about $250,000 to $650,000. Homes under 2,000 square feet may fall below that range, while some of the most upscale properties can exceed $2 million. Centerville’s overall CAP Index Crime Score is 1 out of 10, well below the national average of 4.
