Centerville in in the heart of Kentucky horse country.
Centerville offers horse country living with easy city access
True to its name, Centerville lies between several cities in Kentucky’s Bluegrass region, offering country living a short drive from entertainment, shopping and jobs. This is horse country, and much of the landscape features farms with rolling hills and plank fences. It’s no surprise that many people here work in the equine industry, but plenty move to the area just for its scenery and acreage, commuting to Lexington or Georgetown for work. The small city of Paris is also nearby, offering locally owned businesses, a hospital and grocery stores.
Ranch-style homes and horse farms dot this rural landscape
Centerville is distinctly rural, and homes usually sit far apart. “You're going to find plenty of farm homes, older homes,” says Scott Buchanan, a Realtor with Century 21 Advantage Realty who’s sold homes in the area for around four years. “It's mostly horse country around here, so you're going to see the bluegrass terrain and the black plank fences.” Ranch-style homes are common, and you can also find Colonial Revivals set far from the road. Most sit on at least an acre, and you can find some large horse farms with stables and paddocks. Undeveloped land is also available.

How home prices in Centerville compare to nearby areas
The median home sale price in Centerville is in the lower $400,000s, above Lexington’s overall median and that of nearby communities like South Scott County and Hutchinson-Monterey, but slightly above that of Loradale. Homes on lots of up to 5 acres generally cost between the mid-$100,000s to the lower $500,000s. Established horse farms can go for over $1 million.
Drive times to nearby cities and major employers
Centerville sits between Paris and Georgetown on U.S. Route 460. Since Centerville is large, distances and drive times can vary, but in general, Paris is around 8 miles away, and Georgetown is around 9 miles away. Downtown Lexington is a roughly 14-mile drive. “You’re probably 10 minutes from the city of Paris and about 25 minutes from Lexington,” Buchanan says, adding that many make the daily commute into Lexington for work or drive 15-minites to Georgetown to work at Toyota Motor Manufacturing Kentucky.
Rural living rooted in horse country
Centerville has a very rural vibe, characterized by rolling hills and open spaces. Career veterinarian and resident Tina Cassar says the area remains a traditional part of the thoroughbred industry. “I like it because I feel like I’m out in the country enough, but at the same time, I’m very close to Lexington, which is a big city, or big enough for me anyway,” says Cassar, a joint owner of Sabieha Farm, a boarding establishment. “I feel like I have the best of both worlds.”
Students attend Bourbon County schools
Kids can attend the Bourbon County Public Schools district, which has address-based enrollment for elementary schools. Centerville’s youngest can go to Cane Ridge Elementary School. Older kids in the county can go to Bourbon County Middle School and Bourbon County High School, which serve the whole county. All schools are located in Paris.
