Refined suburban living, just miles from the heart of Lexington
Located about 3 miles southeast of downtown Lexington, the community of Fairway is a suburban enclave known for its refined, almost regal atmosphere—and that's not just because of street names like Kingsway and Queensway Drive. Local leaders have long chosen this neighborhood to serve as their home base, as demonstrated by the Henry Clay Estate (the home of former Statesman Henry Clay) located just next door in Ashland Park. In addition to Fairway's stately, classically inspired homes, the neighborhood is also bordered by one of Lexington's most prestigious country clubs and golf courses, Idle Hour. "Just like the Fairway neighborhood itself, if you're in there, you're in the right spot," says John Dabney, a local Realtor who was born and raised in Lexington. Dabney explains that, along with the rest of the 40502 zip code, Fairway is one of the most highly-regarded areas of Lexington. Becky Reinhold, Broker with Sotheby’s International Realty, agrees, adding that the houses are large, property values are consistently high and “Residents have great, central proximity to downtown, Chevy Chase and Euclid Avenue. Which is really the heart of the city." Plus, "The community is made up of generations of people who truly care about the area they live in," says Reinhold, which for her means Fairway is "the number one place to be" in all of Lexington.

A popular market for classically inspired Kentucky homes
As Fairway residents turn away from Lexington's busy streets, they're greeted by a lofty canopy of oaks and red maples that provide shade for this neighborhood's spacious lawns and generously sized homes. Outdoor spaces are often ornamented with professionally landscaped gardens complete with shrubbery and English ivy. Here folks can often be seen out and about, getting some exercise or chatting with friends. In addition to being "one of the best locations in the city," according to Dabney, Fairway's carefully curated properties are another reason that "the price per square foot in the neighborhood just keeps going up and up." The average sales price here is about $690,000 dollars, which is more than double the average price point for the Lexington Metropolitan area. While most homes in Fairway were built in the 1940s, land here is considered so valuable that many of the older smaller homes/lots have been torn down and replaced with larger brand-new builds. A hallmark of this neighborhood is its classical-revival styles, which feature red brick construction and ornate, romanesque doorways lined by fluted columns. Larger properties with floorplans of over 3,000 square feet can sell for anywhere from $700,000 to well over a million dollars. While smaller properties like cottages and Cape Cod designs tend to sell between $280,000 and $550,000.
