People move to Gleneagles seeking a certain lifestyle: a brand-new home, a neighborhood park, highly rated public schools and proximity to countless major retailers. “You can do everything over there,” says VisitLex’s director of communications Martina Barksdale. “It’s a corporate part of the city.” By this, she means the neighborhood’s surrounded to the north and west by retail complexes, filled with big-box stores and a mix of local and chain restaurants. Densely populated, Gleneagles is primarily a residential community, featuring brand new houses for sale, as well as to-be-built options. At the south end of the community, Deer Haven Park is one of several open green spaces in the area and it also connects residents to the 2-mile Brighton Rail Trail. Adding to its appeal, families here belong to the Fayette County Public School District, which receives an A-minus rating from the educational review site, Niche.
Ongoing development in Gleneagles
With most of the neighborhood’s homes built post-2020, it’s easy for buyers in Gleneagles to find new or to-be-built single-family homes. Most are built in the New Traditional style, with a combination of brick and vinyl siding. Houses in Gleneagles typically have three to five bedrooms and sit on 5,000- to 7,000-square-foot lots. Front-facing garages are standard, as are sidewalks lining the streets. The average home value in Gleneagles is about $75,000 higher than the average for the Lexington metro area. Homes typically list between $450,000 and $750,000. For those looking to rent, Gleneagles is also home to several apartment options.

Niche’s #1 standout high school in Kentucky
Students in Gleneagles attend Fayette County Public Schools, a district with an overall A-minus grade from Niche. Kids may start at Athens-Chilesburg Elementary School, which ranks on Niche as the fourth best elementary school in the Lexington area, before continuing on to Edythe J. Hayes Middle School, which is Niche’s second-best public middle school in the Lexington area. Both schools receive A ratings from Niche. Frederick Douglass High School was named as Niche’s #1 standout high school in Kentucky for 2025 and has an A-minus rating. Its campus is located on a 65-acre former horse farm and offers state-of-the-art facilities. All Douglass students start out in the freshman academy before choosing to continue their studies in the academy of technology, academy of health sciences or the academy of professional services.

Seven miles east of downtown Lexington
Gleneagles is a car-dependent neighborhood 7 miles east of downtown Lexington. It has a Lextran bus stop at Polo Club and Man o’ War, which provides a 40-minute route into downtown. The neighborhood’s nearest medical center is Baptist Health Hamburg, a mile north. The Blue Grass Airport is 15 miles west.
Deer Haven Park, the Brighton Rail Trail and Monkey Joe’s
Gleneagles is home to Deer Haven Park, an open green space with access to the nearly 2-mile Brighton Rail Trail. “Currently, Deer Haven Park is pretty undeveloped,” says Paul Hooper, who does marketing and public relations for Lexington Parks & Recreation. “We’re in the process of going through this plan that will bring more amenities to it – playgrounds and sports courts.” Construction will begin in the spring of 2025. “Right now, it’s a big open green space next to the Brighton Rail Trail,” he says. “It also has an unpaved multiuse trail that goes in and out of the woods for hiking and mountain biking and it has maps for those interested.” He explains that the Brighton Rail Trail connects to other city parks, including Pleasant Ridge and Liberty Park, and offers both a paved path and an unpaved path that weaves in and out of the woods. For an indoor play option, parents can take their kids to Monkey Joe’s, a play space with inflatables and arcade games.

Shopping at Hamburg Pavilion and dining options at I-75 and Man o’ War
“Gleneagles is a major shopping district,” Barksdale says. “Every chain restaurant is there.” Just north of the neighborhood across Man o’ War Boulevard, residents can pick up coffee from Starbucks, get groceries from Costco, shop at Cabela’s and finish off with frozen custard and burgers from Freddy’s. Across Interstate 75, Hamburg Pavilion houses major retailers like Target, PetSmart, Best Buy and Barnes & Noble and has a Regal cinema with reclining seats and IMAX movies. South of Man o’ War, across I-75 from the neighborhood, residents can find dining options like Outback Steakhouse, Drake’s and Malone’s, a longtime Lexington-based steakhouse.
