Centuries-old oak trees shade the farmland in Mortonsville, Kentucky, a community that's remained primarily rural for the past 200 years. Livestock fences separate private properties from quiet roads, and the nearest grocery store is in Versailles, 7 miles away. "Mortonsville is not a very dense community," says David Humes, a Realtor with Christie's International Real Estate Bluegrass who has lived in the area since the early 1980s. "It's a big horse town….there are a lot of thoroughbred farms, and we used to have a lot of tobacco crops, but now it's mostly soybeans and hay." Downtown Lexington, which is home to more than 320,000 people, a large public research university, and plenty of employment opportunities, is 18 miles west. Kentucky's capital city is a little over 20 miles north, offering an escape from rural life.
There is no public transportation in Mortonsville, so residents typically drive to nearby cities like Lexington or Frankfort.
Properites in Mortonsville are within 90 minutes of both Churchill Downs and Keeneland race tracks.

A new high school within the Woodford County Public School District
Students can enroll in Woodford County Public Schools, beginning at Huntertown Elementary School, which earns an A from Niche. They move on to Woodford County Middle and Woodford County High schools, which receive an A-minus and B-plus, respectively. At the beginning of 2025, high schoolers moved to a brand-new building. The $75 million building has more than 40 classrooms, a 2,000-seat gymnasium and a storm shelter for tornado season. Frontier Nursing University, where students can specialize in midwifery, is in nearby Versailles.
The student population of Huntertown Elementary School is 448 and the school serves PK-5.
Woodford County High School is ranked 38th within Kentucky.

Shopping, dining and revitalization efforts in Versailles
Residents drive about 7 miles to Versailles for grocery runs at Kroger, sit-down restaurants and entertainment options. Favorites include Ricardo's Grill & Pub for American comfort foods and Vallozzi's, which serves upscale Italian dishes. "They're revitalizing downtown," says Humes, pointing to Woodford Bank on Main Street as an example—the building is being renovated into a boutique hotel and distillery. "You don't need to drive to Midway anymore to do shopping."

Railroad trips across the countryside and annual festivals
The Bluegrass Scenic Railroad Museum offers train rides throughout Kentucky farmland. Tickets are available for Civil War-themed trips in the spring and early fall, as well as Christmas trains around the holiday season. Versailles also plans community events throughout the year. Humes highlights the Twilight Festival in September, which has craft and produce vendors, live music and a bourbon garden. Wildside Winery hosts a harvest festival in October.
