‘Convenient place to live’ in Lexington

Convenience is the first word Dennis Hyde thinks of when describing the area around the communities of Patchen Woods and Chippen Dale Square. “It’s a convenient place to live, where you don’t have to get in your car every time you need to go somewhere,” says Hyde, the manager of the Lexington Ice Center & Sports Complex. Many here live just a few blocks from brand-name retailers, fast-food restaurants, eateries and late-night neighborhood watering holes. These communities also provide convenient access to several recreational facilities for winter sports, like the Lexington Ice Center—the only of its kind in the city and one of just five ice rinks in all of Kentucky. In addition, proximity to the thoroughfares at New Circle and Richmond roads also makes for easy commutes. Chad Bowman, a Realtor with The Brokerage, says "Richmond Road is one of the main roads that goes north and south. You can be on Richmond Road and downtown in 10 minutes.”

More affordable area with a range of housing

Patchen Woods and Chippen Dale are located between two large lakeside communities, however, properties here sell for significantly less than their lakefront counterparts. Instead of reaching into the low millions, Patchen Woods and Chippen Dale “Offer lower-priced homes three bedroom, one bath, 1,000-square-foot homes that you can buy for $215,000,” Bowman says. "And there’s a nice luxury townhouse built 30 years ago that you can buy for $400,000. It’s kind of a range over there.” Housing options includes ranch-style homes, Cape Cods, Colonial Revivals and contemporary Traditionals, most featuring two-car garages. The area also has some townhouse options too. Most single-family homes in Patchen Woods-Chippen Dale cost between $200,000 and $300,000. While townhouses near the Lexington Ice Center run between $130,000 and $300,000, and those located within Chippen Dale cost between $300,000 and $400,000.

Diverse options and dive bars on Richmond Road

The restaurants along Richmond Road include several places specializing in Latin cuisine. Lexington Ice Center skating and sports at Mount Tabor Park

The Lexington Ice Center has two rinks. The public gets to use one for general skating, while the other is typically reserved for figure skating and hockey practice. Hockey is an all-ages sport here and leagues for youth through adulthood practice here. The ice center also has three gyms for various sports and fitness activities. “Volleyball is huge right now, and everybody wants to play pickleball,” Hyde says. The center also has three biblically-themed miniature golf courses, which Hyde says “makes us very unique.” The 13-acre Mount Tabor Park is a community green space with paved trails, a bark-covered playground, and basketball and tennis courts. Mount Tabor also has a large field used by youth soccer teams.

Zoned for highly rated Lexington public schools

Highly rated schools at all levels serve this area. Students may start their schooling at Cassidy Elementary, which gets an A from ratings site Niche and provides kids with homework help through their Booster Program. The school’s partnership with the Lexington Children’s Theater also provides opportunities for those interested in performance arts. After Cassidy, students may go on to Morton Middle School and Henry Clay High School, which both receive A grades from Niche. Henry Clay is home tothe Liberal Arts Academy, which provides accelerated learning in subjects like language arts and mathematics. The academy also requires students to take at least 10 AP courses in order to graduate.

UK and Eastern Kentucky hockey games and Oktoberfest

Fans of competitive sports can head to the Lexington Ice Center to watch the University of Kentucky and Eastern Kentucky hockey teams compete; their games usually draw several hundred people. These neighborhoods are also a few miles from the Cathedral of Christ the King school, which hosts the annual Oktoberfest in September. The two-day event is a fundraiser for the church and its affiliated campuses. Those who attend the event enjoy beer, German foods, a lineup of live bands and games like bingo and blackjack.

Bordered by New Circle Road commuter route

The Lextran has a few bus stops on Richmond Road, which runs directly to downtown Lexington, about 4 miles north of Patchen Woods and Chippen Dale. “It’s very easy to commute because that neighborhood is close to New Circle Road,” Bowman says. New Circle goes toward destinations like the Blue Grass Airport, which is about 11 miles to the west. The community is also about 5 miles east of the Baptist Health and Albert B. Chandler hospitals. Chandler is UK HealthCare’s flagship facility.
