An enchanted central Lexington neighborhood with a rich sense of community
A mile south of the University of Kentucky, nestled between Nicholasville Road and a train track, sits the small residential community of Pensacola Park. The neighborhood’s central Lexington location alone makes it ideal for many buyers, but its historic architecture adds to the appeal. Buyers looking to live in a picturesque ‘home out of a storybook,’ will find plentiful options here. “It feels enchanted when you drive into the neighborhood,” says 23-year resident Pat Rohach. “When the trees are full, it feels like a forest with all the old houses. It’s a gentle place.” The Pensacola Park Neighborhood Association (PPNA) works actively with the city to achieve their common goals, like earning the community’s historic designation in 2019, or simply fostering friendships through seasonal events like summer and winter solstice picnics. Pensacola Park is a neighborhood where families stay for generations. While former resident Rebecca Glasscock moved out of the community in May 2024, her 30 years living in Pensacola Park gave her a lifelong sense of community. “I just got married the other day, and my former neighbor got me a bouquet with flowers from all of the gardens in the neighborhood,” she says.

Historic Tudor Revivals and Cape Cod homes
Pensacola Park was designed with all houses containing a moderate-sized front lawn and a driveway. The area was developed in five different parts, and the architecture within these parts represents the time. North of Penmoken Park has mostly bungalows; these were the first areas initiated. These homes have two to three bedrooms and less than 1,500 square feet. Goodrich Avenue has Tudor Revivals and Cape Cod homes built in the 1930s. Wabash Drive and Lackawanna continued the trend of traditional Cape Cod houses in the 1930s and 1940s. These homes have three bedrooms and over 1,500 square feet. Homes here are often made of brick, but some feature Kentucky’s signature stone siding. “My old house was one of the stone ones, and it sold before it even hit the market,” Glasscock says. Front porches are also common here, and on any given day, it’s not unlikely to spot a Pensacola Park resident out on their front porch enjoying the fresh air. “Front porch sitting is popular,” Rohach says. “It’s a place where people like to live.” The market in Pensacola Park moves very quickly, with homes selling after an average of 12 days, as compared to the national average of 44 days. Home values are on par with the average for the Lexington metro area and range roughly from $250,000 to $450,000.

The green space on Goodrich and The Arboretum, State Botanical Garden of Kentucky
“There’s a tiny park in the circle at the end of Goodrich,” Rohach says. “That’s where the neighborhood association meets to go on bicycle rides and do potlucks.” Right now, this area is just a small green space without any amenities, but the PPNA is working to change that. “We want to add a playground to the green space in the neighborhood,” she says. The PPNA first plans to channelize Wolf Run, a stream behind the park, to prevent flooding in the neighborhood. Once that project is complete, they will build a playground. While this park is renovated, in the interim residents can head 2 miles east, to The Arboretum, State Botanical Garden of Kentucky, which is home to miles of paved trails and over 100 acres of native plant life. It’s also home to the Kentucky Children’s Garden, where kids can explore interactive exhibits that teach them about the environment.

Local businesses along Southland Drive and shopping at the Fayette Mall
Southland Drive borders Pensacola Park to the south and offers access to a wide variety of local businesses. For groceries, residents shop at Good Foods Co-op and Critchfield’s, a locally owned meat market. “Good Foods Co-op is a fantastic place to get amazing, local, fresh produce,” says Realtor Andrea Coughtry, noting that its café is also a popular after-school hangout for Lafayette High School students. “Critchfield’s is a brand-new grocery store with a massive meat and deli market. It has fine cuts of meat and a hot bar where you can pick up food.” Popular restaurants in the area include Southland Bagel; South of Wrigley, a family-owned Chicago-style beef sandwich shop; and Ramsey’s, a classic diner. About 3 miles south, the Fayette Mall is Kentucky’s largest shopping mall and is home to nearly 200 retailers.

The Pensacola Park Neighborhood Association
Since 2019, Pensacola Park has been recognized as a historic district, meaning “We’re supposed to keep things looking like they did when they were built,” Rohach explains. Several years prior, a developer had tried to purchase one of the community’s older homes with plans to tear it down and replace it with condos, but the community caught wind of the sale and rallied together to earn their historic designation. To Pensacola Park residents, another part of the importance of the neighborhood’s historic designation is ensuring that the community retains its size and stature as a smaller, relatively affordable area. “We need some in-tact, middle-class neighborhoods in Lexington,” Glasscock says. Throughout the year, the Pensacola Park Neighborhood Association works with the community and the city to achieve goals that best serve its residents. The neighborhood hosts events like an annual garage sale and seasonal picnics. In 2024, the PPNA received grant money from the city and Lex Grows Trees to purchase new trees to plant throughout the neighborhood.

Performing arts education and an award-winning marching band at Lafayette High School
Students in Pensacola Park attend Fayette County Schools, like Picadome Elementary, which receives a B-plus rating on Niche, followed by Morton Middle School, which has an A rating and is ranked as the third best public middle school in the Lexington area by Niche. “Everybody’s bussed from here,” Rohach says. “Middle school and elementary school.” After that, they continue on to Lafayette High School, which has an A grade and ranks as Kentucky’s fifth best public high school on Niche. “Lafayette is one of the better high schools in Lexington,” Rohach says. “It’s home to the School for the Creative and Performing Arts (SCAPA), and its marching band has been in a lot of events around the state.” SCAPA enrolls students in fourth through eighth grades who are interested in the schools’ nine creative outlets, which include options like drama, ballet and visual art. The Lafayette High School Band, known as the “Pride of the Bluegrass,” practices year-round and has won 23 Kentucky Music Educators Association (KMEA) state championships.

Walk to Southland Drive and the University of Kentucky
Pensacola Park is a pedestrian-friendly neighborhood located in central Lexington, 3 miles south of downtown and 1 mile south of the University of Kentucky. “You can walk to Southland Drive from the neighborhood,” Glasscock says. “When I worked at the University of Kentucky, I would walk to campus.” Southland Drive and other major roads around the neighborhood have bike lanes, so biking is also becoming an increasingly common way of getting around. The neighborhood has a bus stop at the corner of Goodrich and Nicholasville, so those who prefer not to drive can take the bus north to get to downtown or the university campus, or they can head south to get to the Fayette Mall and other shopping options. The neighborhood is about 2 miles south of both the Albert B. Chandler Hospital and CHI Saint Joseph Health, and the Blue Grass Airport is 6 miles west.
Crime
Pensacola Park has a 5 out of 10 CAP Index crime score, which is slightly above the national average of 4. “We’re working on making sure there’s background checks for people, so there’s no danger to our children. There’s lots of young people with kids,” Rohach says. "I have found it to be an extremely kind group of people who are very watchful of each other. You can let them know if you’re going to be out of town. Everybody keeps an eye on things. If they see somebody walking around that they don’t know, they watch to see what’s happening. We have a Facebook group where people share what they saw. It keeps down a lot of activity.”
