Close-knit and active north Lexington communities
Radcliffe and Elkhorn Park are among the north Lexington neighborhoods that developed rapidly following the opening of the city’s storied IBM plant in the 1950s. Today, these two communities fall within one of Fayette County’s more affordable real estate brackets, which means “It’s still pretty much affordable over there, and the good news is those aren’t HOA-dictated neighborhoods,” says Crystal Gail Smith, principal broker with Keller Williams Bluegrass Realty. The communities stay active during the year with neighborhood potlucks and holiday events organized by some of the local churches. The Lexington Public Library’s Northside Branch is also nearby and provides children and teens with unique programming and amenities like a professional-grade video and audio production studio. “It’s a terrific working-class neighborhood with a terrific family orientation,” says Brian Hocevar, the library’s Northside branch manager. “One of the things I’m always impressed with is when you’re in this neighborhood, we have families who have been here three or four generations. So the grandparents talk about how their kids are playing for Bryan Station (High School), which is where they also played football.”
The average home in Radcliffe-Elkhorn Park is roughly 1,892 square feet.

Ranch-style houses mixed with split-levels and Traditionals
Although the two neighborhoods have similar housing styles, they contrast through other features. Both neighborhoods have a median lot size of just over a third of an acre, but the larger properties primarily exist in Elkhorn. The neighborhood’s spacious front lawns make room for patches of mature trees and other plants like yucca bushes. Elkhorn has many brick ranch-style houses, as well as a few midcenturies and contemporary Traditionals. In Radcliffe, split levels mix with many ranch-style houses, and several homes here have entirely limestone exteriors. With size and location impacting costs, single-family homes in both neighborhoods mostly go from $200,000 to $300,000. Elkhorn has a few homes for over $300,000, while houses for less than $200,000 can be found in Radcliffe. Still, the neighborhood’s average sale price is nearly $200,000 less than Lexington’s.

Neighborhood parks with open fields and sports amenities
Both Elkhorn Park and Radcliffe have their own neighborhood green spaces. Elkhorn Park — also the name of the neighborhood’s park — has an open field many use to play fetch with their dogs or toss footballs. Friends can meet up for pickup basketball games at Radcliffe’s Marlboro Park, which also has a bark-covered playground with slides and swing sets. Constitution Park in neighboring Bryan Station has more basketball courts and serves as a practice stage for youth baseball and football teams. The digital studio at the library’s Northside branch has allowed users to do podcasts, record music tracks and shoot footage in its green room. “It’s a really nice chance for people to learn to work on programs and equipment that are professional grade and that would be pretty expensive otherwise,” Hocevar says.
Constitution Park features a playground, basketball and tennis courts, and ball fields.
Legacy Trail is a 12-mile shared-use greenway trail.
