Waterford-South Point is a suburb with grand homes and manicured green spaces. Homes range from smaller ranches to larger brick colonial and new-traditional homes. Waterford-South Point homes have sold for anywhere between $205,000 and $715,000. “They’re on rolling lots with a lot of tree-lined backups,” says John Groft, a Realtor at RE/MAX Creative Realty. “There are green spaces that have a lot of wildlife." Townhouses can also be found in the neighborhood and have sold for between $250,000 and $305,000. Sidewalks line most development streets in the neighborhood, but most residents get around using their cars, backed up by the neighborhood’s Walk Score of 11 out of 100. As for crime, Waterford-South Point was given a Crime Score of 3 out of 10 by the CAP Index, which is lower than the national average.Early career course in Fayette County Schools
Residents of Waterford-South Point may send their children to Fayette County Public Schools. For kindergarten through fifth grade, students may attend Veterans Park Elementary, which earned an A grade from Niche. The school recently unveiled its new playground. From there, students may move on to Southern Middle School, which received a B-plus grade from Niche. Their school mission involved preparing students for advanced courses in high school and exploring career choices. Students can participate in nine sports and 12 clubs and activities outside the books. In ninth grade, students attend Tates Creek High School, which holds a B-minus grade on Niche and provides five academies based on careers and grade levels. Those include Freshman Academy, Academy of Business Entrepreneurship & Education, Academy of Design and Engineering, Academy of IB & Information Technology, and Academy of Medical & Emergency Services. For those looking for private school options, Trinity Christian Academy is nearby, serves Pre-K through 12th grade and earned an A grade from Niche. After graduating high school, residents can choose to stay close to home for college, as the University of Kentucky is just 6 miles north of the neighborhood.Extensive activities in Veterans Park
A plethora of outdoor activities are within Veterans Park. “The 230-acre park has ball fields, baseball fields, picnic areas, walking trails, a frisbee golf course, and mountain bike trails,” Groft says. Shillito Park is located northwest of the neighborhood and has amenities similar to Veterans Park. Locals can also use the camp programs and their local swimming pool. Kids compete in the Man O War conference with other neighborhoods during summer. “It’s a big draw between the pool and the park,” says Groft. “It’s a huge draw for families because they love the interaction." Giuseppe’s Ristorante Italian is a fine-dining restaurant with Italian favorites. Folks enjoy the restaurant's attentive service and their lobster and pasta. Zundo Ramen & Izakaya offers authentic Japanese ramen and sushi flavors. Locals love the experience and the plethora of vegetarian options. “My favorite restaurant is J. Alexander’s,” Hinchman says. “The food is great, and the staff is super friendly. The fish tacos are amazing.” J. Alexander’s is known for its quality American food and extensive drink offerings. Those needing to do the weekly grocery haul can do so at the Kroger, Walmart Neighborhood Market or Whole Foods Market. “You’re a half mile from two major areas, Fayette Mall, which is one of the largest malls in the state of Kentucky and Brannon Crossing, which is a development on the back side of Pinnacle,” Groft says. “It’s a ten-minute drive from Hamburg, a huge shopping area of I-75 and Man O War. It’s one of the largest shopping places in the state of Kentucky.”Community Food Truck Fridays
Waterford puts together multiple events throughout the year, but its signature is Food Truck Fridays. "Typically, there are two to three food trucks. It's a great way to get together, kid-friendly. That's usually about a three-hour event," Groft says.Accessible commute in and out of Lexington
Residents can hop on Man O War Boulevard, which connects to other major routes towards downtown. From there, it’s about a 7-mile drive. “It’s a very easy commute to Interstate-75 and Interstate-64. You’re in 15 minutes to get on interstate for either family travel or work,” Groft says. “It’s an easy commute for those major employers outside of Fayette County.” Residents can also take advantage of the Lextran bus system, which has stops in the Belleau Woods neighborhood, just north of Waterford-South Point. Those needing to travel outside Kentucky can hop on a flight from the Blue Grass Airport, 8 miles from the neighborhood. Travelers can take a non-stop flight to 16 destinations in the country. For medical attention, residents can head to Baptist Health Lexington, a hospital 5 miles away.Meadowbrook Golf Course is nearby
Golfers looking to get a quick round in can enjoy the Meadowbrook Golf Course to the north. This is Lexington’s only short course, and it is a walking-only course. Residents looking to play a round are looking at less than $20 for an 18-hole round.
