Split between the city of Deerfield Beach and the highly sought-after suburbs of Lighthouse Point, Eastway Park offers a tranquil enclave along the scenic shores of the Intracoastal Waterway. Boasting a relaxed atmosphere free from homeowner association restrictions, this charming neighborhood invites residents to immerse themselves in the joys of abundant outdoor recreation and waterfront living. Whether it's enjoying picnics at DeGroff Park or casting lines from the Deerfield Beach Pier, there are always activities within reach. With immediate access to fishing or boating water sport opportunities and commuter ease on U.S. Route 1, the at-ease vacation lifestyle and nearby amenities are the two main draws of this quiet community. “It’s low-key and relaxed here — Not everyone wants to live right in the middle of a lot of busyness, but if you want the action, all the nice restaurants, shopping and Deerfield Beach are a stone's throw away,” says John Putzig, a Realtor with RE/MAX First who has been selling homes in the community for around 20 years. Convenient, serene and close to the beach, Eastway Park is definitely a community worth considering when moving to the Sunshine State.
Residents here can take advantage of the fresh outdoors at DeGroff Park, which offers a jungle-gym and a shaded waterfront area perfect for picnicking on the small beach or under the pavilions. Boating and fishing are common throughout the area. Residents have the opportunity to be members of the private Lighthouse Point Yacht Club nearby, which offers access to a fitness center, regular social events and a marina with 78 slips. Pickleball enthusiasts are in luck with Pompano Community Park nearby, offering 12 free-style Pickleball courts and 71 acres of walking paths, greenery and sports fields to explore. Locals can dive into the swimming pool at the aquatic center here or check out the open-air amphitheater for live concerts and movie nights. With the Atlantic Ocean 3 miles from Eastway Park, locals can sunbathe along the sandy coastline at Deerfield Beach and cool off in the waves during the warmer months. Visitors can stroll along the coastline or head to the Deerfield Beach International Fishing Pier for views of the ocean or fishing activities.
Most homes here were constructed in the 1960s, however, some have been renovated or leveled entirely as new construction moves into the area. Streets here are highly walkable with tree-lined sidewalks throughout connecting the community and providing a cozy feel. Eastway Park features a variety of home styles ranging from traditional Ranch-styles and Tile-roofed Mediterranean homes to contemporary new construction and multi-family condominiums. While single family homes dominate the area, condominiums are common along the Hillsboro Inlet. With a median sales price of $615,000, homes here range from one-bedroom condominiums starting in the low $200,000s to upwards of $7 Million for a five-bedroom newly-constructed contemporary home. "It's one of the more affordable neighborhoods to live in East of Route 1 in Broward County," Putzig says. Waterfront properties can be found on the neighborhood's eastern side, with backyards that open to the Intracoastal Waterway and are subject to increased home prices. "Eastway Park has one area of fixed-bridge waterfront properties," Putzig says, suggesting that boat owners should be mindful of their watercraft's height if they want to access the ocean. Homes here often feature wide or half-circle driveways with backyard pools and are typically fronted by mid-sized lawn spaces large enough for a few palm trees and gardens with tropical flora.
Every year, beer and music enthusiasts gather at the Main Beach Parking Lot at Deerfield Beach on a Saturday in May for the annual Ocean Brews and Blues Festival. Visitors can enjoy live music, a variety of local food vendors and a selection of over 170 crafted beers from upwards of 100 different brands from all across the country. While attendance at the event is free, unlimited sampling ticket options are available as sampling tickets are required from all breweries. The event is highly anticipated and is known as the largest beer festival on the beach in South Florida.
Residents here can shop at Pompano Citi Centre, which offers department stores and retailers, like JCPenney, T.J. Maxx and Burlington. Groceries and other everyday essentials are available along Route 1 at nearby stores like Wal-Mart, Target and CVS. When dining in the area, locals can head to Baja Café for authentic Mexican fare and a bar with over 300 types of tequila to choose from. And head to the family-owned Mr. Shrimp for authentic Louisiana-style meals and Cajun seafood. Or check out the family-owned Kosta's Greek Eatery and Pizzeria for specialty pizzas and traditional Greek cuisine. For a more formal dining experience, locals can visit Pampa Gaucho Steakhouse for a Brazilian-inspired steakhouse experience offering a wide variety of wines from all over the world.
Students in Eastway Park can attend schools like Deerfield Beach Elementary, Deerfield Beach Middle and Deerfield Beach High School, which have earned ratings of C-plus, C-plus and B-minus from the educational review site, Niche. Deerfield Beach Elementary serves over 500 students and offers a student-teacher ratio of 14:1, while Deerfield Beach Middle School offers a Talented and Gifted (TAG) program that provides a more rigorous curriculum to meet students’ academic rates and levels of learning. Deerfield Beach High School offers a magnet Communications Arts program in which students can explore interests in television, radio, newspaper journalism and more. Private institutions like Saint Ambrose and Highlands Christian Academy are also common here.
Eastway Park relies on Route 1 for easy access toward downtown Deerfield Beach and neighboring areas like The Cove and Lighthouse Point. Residents seeking public transit options can take the Broward County Transit (BCT) local bus service for trips in and around Eastway Park starting at $2.00 for adults one-way. For those seeking to travel longer distances, the Fort Lauderdale–Hollywood International is just 20 miles from Eastway Park. When seeking healthcare, residents are 3 miles from Broward Health North. Homes in Eastway Park are at a higher risk of hurricane damage and flooding due to its location along the Intracoastal Waterway and sub-tropical climate. Broward County recommends preventative measures like electing in the National Flood Insurance Program.
