Riverside North sits between riverside parks and downtown Lima
On the north bank of the Ottawa River, Riverside North provides access to waterfront recreation and Lima’s historic downtown. "Market Street is our historical boulevard," says Realtor Seth Ciminillo with the Dye Real Estate & Land Company. "The homes along that street are big old brick houses. It’s a cool area to drive up and down." The local community center continues to bring the Rust Belt community together in the wake of deindustrialization, as renovated properties from the early 20th century point to a city frozen in time. Lower than average property values, together with the neighborhood's vintage charm and proximity to major conveniences, shape Riverside North’s unique appeal.

Vintage homes sell for competitive prices
Much of Lima’s housing stock was built during the city’s industrial heyday in the early 20th century. Riverside North’s streets are full of homes dating from the 1910s to the 1930s, with a smattering of homes from the ’40s and ’50s. Residential architecture ranges from ranch-style homes and bungalows to Dutch Colonials and Foursquares. Many properties need fixing up, presenting an abundance of investment opportunities, while others have been recently renovated with new roofs and flooring. Homes in need of renovation range in price from $22,000 to $87,000, while well-maintained properties have sold for between $97,000 and $250,000. Most of these sale prices are well below the Lima average of $215,000.

Green spaces along the Ottawa River
Donated to the city in 1935, Faurot Park takes its name from the man who discovered Lima’s wealth of oil and enabled the birth of a successful refining industry. “Faurot Park is probably one of the bigger parks in Lima, and they’ve done a good job redoing their splash pad," Ciminillo says. "People love the baseball diamonds, and people can fish at its three ponds. There’s even a hill for sledding in the winter.” A bridge connects Faurot Park to Collett Street Park, which offers additional space for sports. On the eastern edge of the neighborhood, the YMCA engages the community through swim meets, gymnastics classes and other activities.
