One of the critical assets of this four-square-mile neighborhood is the Colonial Hills Homeowners Association. Whether it's the Little Lending Libraries arrayed around the neighborhood, garage sales, a newsletter named "Vibe," pet of the month contests or Fourth of July picnics, the organization is instrumental in maintaining a solidly suburban feel. Shopping is no more than 2 miles away, and can be reached on foot or by bike without crossing major roads. Realtor Bakewell says, “This is one of those neighborhoods that offers a big bang for your buck. Homes feature high-quality construction with prices that won’t break the budget. It’s just under 10 minutes to downtown but still offers a peaceful and friendly vibe. And, while its homes are not large or new, they’re well-constructed. Owners take great care of their homes, so when they come on the market, most will sell in less than two weeks.”Colonial Hills's homes are primarily single-family homes from the 1970s to the 1980s. A few mid-rise condominiums and historic properties are also mixed into the community. Two-bedroom brick condominiums have recently sold from about $165,000 to $185,000. Rare historic farmhouses from the 1880s have recently sold for about $215,000. Three-bedroom, split-level homes have recently sold from about $245,000 to $280,000. A newer development with homes built since 2020 on the south end of the neighborhood features larger lots. They range from $525,000 to $900,000.
Lincoln Public Schools are a big attraction for home-seekers in Colonial Hills
According to Niche, Lincoln Public Schools is the No. 1 school district in Lancaster County at A-minus. It ranks in the top 10 Lincoln school districts for diversity, athletics and academics. Primary school students can attend Zeman Elementary with a B-plus rating from Niche, while Pound Middle School has an A-minus rating. Lincoln Southeast High also receives an A-minus grade from Niche and is rated the third-best public high school in the Lincoln area. Commuters to Downtown Lincoln will make the 6-mile trip by car in less than 20 minutes at peak travel times. An airport run is about 11 miles via Pioneers Boulevard and Route 77. While residents walk, bike, and use scooters to get around Colonial Hills, car travel is still the most popular transportation outside the neighborhood. Colonial Hills Park’s newest feature is its beach volleyball court. The park’s 18 acres also feature a baseball diamond, a playground, a basketball court and a hiking/biking trail. Colonial Hills is known as a pet-friendly neighborhood, so it’s not uncommon to see people walking their dogs through the park and along the trails. Just outside the neighborhood's northern boundary is Holmes Lake Park, a 270-acre Regional Park that offers ice skating in the winter, fishing in the summer and miles of biking/biking trails directly accessible from Colonial Hills. Its 18-hole golf course, built in 1965, has become so popular over the decades that it has often been named to several lists of best golf courses in Nebraska. Colonial Hills offers conveniences in and outside the neighborhood, including shopping malls, public schools, and restaurants. Even if you want to head downtown, you can reach almost anywhere in Lincoln in less than 10 or 15 minutes.”Lazlo’s Brewery & Grill-South welcome Colonial Hills residents with its laid-back brewpub vibe, comfort food and seasonal beers. During long Nebraska winters, their fireplace is a welcome sight. Summer and fall offer outdoor dining at The Oven on Pioneer Woods Drive. New homeowners can head to Target for home décor and appliances. Edgewood Shopping Center provides local and national favorites, including PETCO, Papa John’s, AutoZone and Dollar Tree. Super Saver is the grocery store anchor.
Local events are family-friendly and many cater to kids
Nearby College View Farmer’s Market is held every Sunday and hosts more than 50 vendors. Just north of Colonial Hills, Urban Air Trampoline and Adventure Park offers high-energy ways to entertain kids and teens.
