Mixed-use neighborhood built around walkability and convenience
Fallbrook is a growing subdivision tucked into Lincoln’s northwestern city limits. The master-planned community first broke ground in 1999. Its development is based on New Urbanism, a 1980s movement that remedies car-dependent suburban sprawls with mixed-use neighborhoods planned around pedestrian convenience, community building and environmental sustainability. Many of the trees in Fallbrook are still young, and new homes and commercial developments are still being built out, but with everything that’s there already—local businesses, parks, a middle school and a connected system of paved trails—the neighborhood is living up to its New Urbanism roots.
Distinct home styles and townhouses from $350K to $760K
This HOA-managed community's contemporary homes stand out from other Lincoln neighborhoods, says lifelong local Taylor Wyatt, a Realtor with NHS Commercial: “These aren’t cookie-cutter. They all have their own style and personality that doesn’t conform to the traditional Lincoln look.” From Colonial Revivals and prairie-style homes to New Traditional and Minimal Traditional snout houses, a variety of designs are available to homebuyers; those who prefer a custom-built home can design their own on any available vacant lot. Lots tend to be smaller than a quarter-acre. Sleek, modernly designed townhouses are also in the neighborhood. Townhouse prices roughly range from $350,000 to $650,000, while house prices typically fall between $376,000 and $760,000. HOA fees vary, depending on home locations; all homeowners are assessed $425 annually for community maintenance, with additional fees possible. Snow shovels and rock salt are winter-time essentials in Lincoln, which has an average annual snowfall of around 26 inches. Additionally, Lincoln is in Tornado Alley .
Trails, parks and a YMCA offer ways to stay active nearby
Residents are surrounded by opportunities to get active in Fallbrook. Paved bike trails wind throughout the community and connect to Lincoln’s larger network of trails, spanning over 144 miles. Fallbrook has a neighborhood park with a playground, and the local YMCA is next to the middle school. Between Blue Sage Boulevard and Fallbrook Boulevard, another green space hosts a Thursday farmers’ market every other week from June to October. Outside of Fallbrook, more recreation abounds. Tee times are available at The Fairways at Lincoln Golf Course and Highlands Golf Course, both open to the public. Highlands Park, about 2 miles away, has tennis and basketball courts as well as a playground.
Schoo Middle sits in the neighborhood, others nearby
Niche ranks Lincoln Public Schools as Lancaster County’s top school district with a grade of A-minus. Kooser Elementary is a little over 2 miles away, Schoo Middle is in the heart of the neighborhood and North Star High is closer to 6 miles away; each receives a B grade. High schoolers interested in a high-tech industry can apply for the Aviation and Technical Education Focus Program, which includes hands-on learning in the school’s on-site airplane hangar. Additionally, Southeast Community College and the University of Nebraska-Lincoln offer high schoolers dual-credit courses, letting them get a head start on higher education while finishing out their diplomas.
Football season brings neighbors together in a sea of red
Wyatt highlights the neighborhood’s proximity to Downtown Lincoln, anchored by the University of Nebraska’s flagship campus and the city’s rallying point: Memorial Stadium, home of the Cornhuskers. “Huskers games are awesome,” he says. “[The stadium] seats almost 90,000 people, and it’s always full.” Win or lose, Cornhuskers fans are there for good times with friends, and show up without fail in their brightest scarlet, earning the stadium the nickname “The Sea of Red.” With a laugh, Wyatt says, “That stadium’s like Nebraska’s Disney World. Every game has been sold out since 1962.”
Red-brick storefronts house gastropubs and community favorites
Fallbrook Boulevard is the neighborhood’s main entrance and commercial corridor. Without leaving the community, residents can grab groceries at Super Saver, buy pick-me-ups at Scooter’s Coffee, handle transactions in person at one of the banks or get healthcare at Fallbrook Medical Center. A little beyond the road’s roundabout, Fallbrook Boulevard becomes a charming Main Street lined with two-story, red-brick buildings with industrial awnings and glass storefronts. Although some of these commercial properties are still waiting for local businesses to move in, others have already opened up shop and become neighborhood favorites. Zipline Tap and Grill is a locally owned gastropub with a menu of New American cuisine, wine and Zipline Brewing Co.’s homemade brews. Across the street, Toast is another neighborhood watering hole with entrees as varied as Mama’s Meatloaf, Toasted Mac & Cheese and honey mustard-glazed salmon. Residents are also a short drive from Interstate 80 ALT, lined with a broad selection of fast-food chains and big-box stores.
Bus stops, airport and downtown are within easy reach
StarTran Route 52 serves the area with bus stops on Fletcher Avenue, about a mile or two outside of Fallbrook. Within a 5-mile drive, folks can take domestic flights at the joint public/military Lincoln Airport. The community is about 6 miles from Downtown Lincoln. U.S. Route 34, immediately accessible from Fallbrook Boulevard, is a direct route that connects drivers to Interstate 180. The Bryan West Campus’s medical center and emergency room are less than 10 miles away.
