Historic homes and one-of-a-kind parks draw buyers to Lincoln’s first suburb
The well-preserved neighborhood of Hartley, two miles east of Downtown, was developed in the early 1900s as Lincoln’s first suburb. That's back when the State Capitol featured columns and a dome. Back when cars weren't common and back “when people did walk everywhere, and front porches were daily gathering spots,” says Jamie Granquist, an office specialist with the city's Parks & Recreation Department.
With about 6,300 early 20th-century homes in the four-square-mile community, Hartley today still offers easy commutes to the State Capitol, since the 1930s a 400-foot tall art deco tower. It’s also home to highly rated public schools, an assortment of parks and one-of-a-kind businesses. And even now, with more people driving than during Hartley's early days, there's still a sense of community in the neighborhood, Granquist said. "You’ll see children playing safely in the streets, riding bikes and people cooking out in their front yards.”
There are many two-story cottages throughout the Hartley neighborhood.
Many renovated homes can be found throughout Hartley.

The largest skateboard park in Lincoln welcomes Hartley riders
Peter Pan Park offers 11 acres of park space, including a playground, soccer fields, picnic shelters, and a cycling trail. It also features a recently updated skateboard park. “It’s a big anchor and one of the main attractions of the park,” Granquist said. “Biking and skateboarding are really popular with young kids and college students, so having this park here in Hartley sets a precedent for Lincoln Parks and Rec. In fact, the city has recently approved an even larger skateboard park for the South Haymarket area that should open in 2026.”
Hartley Mini Park is a pocket park at the corner of 31st and R Streets with a swing set and a playground. Its funky Russian-inspired gazebo was designed by a former resident, Curt Donaldson, in a nod to the heritage of some early Russian residents of Hartley.

Reinvented historic stables offer a unique venue for local events
One of Hartley's most interesting public space transformations has been the reinvention of Wyuka Stables. Built in 1909, the site once housed horses that assisted in transporting caskets to Lincoln cemeteries. Today, the new Swan Theater, inside the original stable, offers an entire season of Shakespearean productions in an open-air setting. The venue also hosts farmers' markets, wedding receptions and other events.
The Hartley Neighborhood Association hosts regular cookouts, park cleanups and holiday celebrations, including 4th of July get-togethers.

Early 1900s bungalows and duplexes shine with attentive upkeep
“One of the first things that people notice about homes in Hartley is that they are varied in both style and size. No two are the same,” says Granquist. “The second thing people notice is that drivers in Lincoln don’t use Hartley as a cut-through from one place to another. Traffic is minimal and residents feel it’s safe for their children to play in front yards.”
Two-story A-frame duplexes built in 1900 have recently sold from about $140,000 to $160,000. Bungalows from 1911 have recently sold from about $185,000 to $200,000. Fully renovated, six-bedroom duplexes from 1900 have recently sold from about $300,000 to $320,000.
