Rolling Hills Ridge offers housing variety near top schools and retail
Rolling Hills Ridge is a well-located residential neighborhood in southwest Lincoln that features an attractive mix of housing options in proximity to modern amenities. The community is served by a trio of highly rated public schools, including a neighborhood middle school. Adjacent to the neighborhood is South Pointe Pavilions, a popular upscale shopping center. Residents also enjoy easy access to Nebraska Parkway and the Homestead Expressway, major south side connectors that provide convenient travel to other city destinations, including downtown and the airport.
Midcentury homes and newer construction anchor distinct subdivisions
The neighborhood is made up of two distinct subdivisions: Skyline Rolling Hills and The Ridge. “In Rolling Hills, the homes are a little bit older, and The Ridge has newer construction,” says Ellen Walsh High of Home Real Estate, who has sold several homes in the area. Older housing options are anchored by ranch-style and other midcentury homes concentrated on the north side of the neighborhood. Newer, larger and typically more expensive contemporary custom homes built in the 2000s are concentrated on the south side. Homes throughout the neighborhood feature driveways and attached garages along quiet streets enhanced by mature trees. Many of the subdivision settings feature sidewalks that add walkability and curb appeal. Cul-de-sacs provide an additional layer of privacy. Contemporary townhouses can also be found. Prices typically range from about $320,000 to nearly $1 million for the largest custom homes. The median sales price is about $575,000. The neighborhood is also home to The Knolls senior living facility. Next door is the Knolls subdivision, a new addition where lots are currently being sold for luxury villas. “That’s pretty much for retirement living,” High says. “They’re huge, one-level townhouses.” The neighborhood’s Cap Index Crime Score of 2-out-of-10 is lower than the national average of 4.
SouthPointe Pavilions mall is adjacent to the neighborhood
SouthPointe Pavilions is a premier, open-air retail and entertainment destination. An eclectic mix of stores features familiar names such as Barnes & Noble, Sephora and Trader Joe’s. Dining options offer everything from fast food to Chicago-style pizza to wagyu-beef burgers. The shopping center is also home to a movie theater and hosts community events, including an annual Christmas tree-lighting ceremony. For additional shopping, there’s a Costco in the neighborhood, and nearby big-box retailers include Walmart and Target.
A-rated middle school is in the neighborhood
Scott Middle School, located on the neighborhood’s south side, earns an A from Niche. Younger students can attend Hill Elementary School, rated B-plus, and older students can attend Southwest High School, another A-rated institution under the direction of Lincoln Public Schools, a district rated A-minus by Niche. Both schools are in adjacent neighborhoods. “It’s a great school location,” High says. A competitive show choir is a featured extracurricular activity at the high school. The district allows students to apply for transfers to schools outside of their geographic zones.
Nearby park offers access to city's trail system
Densmore Park just outside of the neighborhood features ballfields, athletic fields, a basketball court and a playground among its amenities. In addition, walkers, runners and bike riders can take advantage of paved pathways that are part of the city’s extensive network of trails. “They’ve done a pretty good job of connecting the trails, so you can have a quite a ride going through town,” High says. Adjacent to the park is the Cooper YMCA, which provides additional recreation, fitness classes and youth camps.
Convenient travel on Nebraska Parkway, Homestead Expressway
Nebraska Parkway has long been a major roadway for Lincoln’s south siders, and traffic has been significantly alleviated as part of the Lincoln South Beltway project. The parkway is still a major thoroughfare, but most of the heavy truck traffic has shifted to the beltway section of Highway 2 about 6 miles south of the neighborhood. The parkway becomes 10th Street north of the neighborhood and provides a direct route to downtown, also about 6 miles from the neighborhood. The Homestead Expressway, also known as U.S. Route 77, connects to Interstate 80 about 7 miles away. The Lincoln Airport is about 10 miles away, and the larger Omaha Airport is about a 70-mile drive via I-80. Closer to home, StarTran buses offer alternative travel to local points of interest. Bryan Pine Lake Campus hospital is about 2 miles away.
