At first look, Salt Valley View may seem like a quiet, neat and cohesive suburban neighborhood. Five miles south of Downtown Lincoln and alongside Salt Creek and the Burlington Northern Santa Fe railroad line, it sits between South Lincoln suburbs to the east and undeveloped preserves to the west.
According to Ben Bleicher, a Realtor with BHHS Ambassador Real Estate, “Salt Valley View has a lot to offer, but its best assets are that it’s peaceful, quiet and has wilderness or prairie views from points throughout the neighborhood. It’s also entirely private. There’s no through traffic as it’s not connected to a larger neighborhood.
Less than a mile east of Highway 77, the neighborhood is about as far west as you can go in Lincoln for suburban housing. Bleicher adds, “To the immediate west are flood plains and wilderness areas, so there won’t be development there any time soon, if ever. At the same time, people can get to Downtown Lincoln in less than 10 minutes.”

Midcentury homes offer traditional options
The 241 single-family homes in Salt Valley View were mainly built between 1970 and 1990. Ranch-style homes and split-entry homes have recently sold for between $250,000 and $350,000. Homes generally feature three bedrooms, attached garages, and fenced back yards. Residences for sale are often well-maintained. From July 2023 to July 2024, homes in Salt Valley View went under contract on average within 12 days. At the south edge of Salt Valley View, residents will find Faith Orthodox Presbyterian Church. It’s the only house of worship in the neighborhood and the only non-residential structure. It has operated in its current location since 1963.

In the winter, cross-country trails are well-marked for skiers. The park protects many rare birds and wildlife species and is highly regarded for its wetland and woodland habitats.

The closest shopping and dining options are just outside the east edge of Salt Valley View, along South 14th Street and Old Cheney Road. Creative Collaborations Collective looks like a strip shopping center from the outside, but shoppers will find the more than 15 women-owned businesses inside are Lincoln's only collaborative, self-service storefront. Realtor Bleicher says, “One of the nicest malls in Lincoln, Wilderness Hills Shopping Center, is another big attraction to homebuyers here. It has big brands restaurants and is close to Highway 77.”
Culver’s is a family-owned Midwest chain founded in the 1980s. Its specialties are frozen custards and ButterBurgers, made with Midwest beef. Online reviewers praise CheeseSteak Grille for its Philly cheese steak sandwiches. Coffee lovers will discover Scooter’s Coffee on South 16th Street with their coffee drinks, smoothies and pastries. The closest full-service grocery store is inside Costco on Pine Lake Road.

Warhorse Casino reopened in 2024
On the land of the former Horseman’s Park race track, the new 56-acre WarHorse Casino opened in August 2024. The casino and race track offer sports betting, horse racing simulcasts and slot machines 2 miles west of Salt Valley View. Phase Two is expected to open around April 2025 with expanded dining options. Salt Valley View residents are within a 5-mile drive of almost any event they want to enjoy in the city, from classic car shows and concerts at Pinnacle Bank Arena to the University of Nebraska Cornhuskers football games at Memorial Stadium.
