Sunset Acres is a somewhat hidden area with easy-to-find conveniences

Set in the shadow of Salt Creek and Cornhusker Highway, Sunset Acres offers a hidden gem for some buyers. This Lincoln neighborhood has a small but varied and relatively affordable housing stock. A variety of restaurants and stores are also close by, particularly along 27th Street, and the area’s prime interstate access makes commutes to cities north of Lincoln much easier.

An assortment of home types with prices below the city median

Sunset Acres showcases a kaleidoscope of housing options. The neighborhood offers ranch-style houses, manufactured homes and townhouses. Many were built sometime between the 1950s and the 1980s, though some of the townhomes date only to the 2000s and 2010s. “It is an interesting mix,” says longtime Lincoln resident Lisa Mathews, who works as a broker and Realtor at 333 Elm. “I think it’s a perfect place for first-time homebuyers, because you can find something affordable.”

Manufactured homes in Sunset Acres can be had for under $100,000, while most other properties range from the mid-$100,000s to the upper $200,000s. The neighborhood’s median sale price of about $240,000 is less than the Lincoln-wide median of roughly $300,000. Still, Sunset Acres maintains relative anonymity among many, tucked between more well-known sections of the city. “Unless a house is listed over there, and buyers are looking through possible places to tour, they don’t even know that that neighborhood exists. It’s an unknown gem,” Mathews says. “Because no one knows it’s there. And I think that that’s an advantage to the people who live there, because it’s very quiet.”

Public and private schools sit just outside the neighborhood

The highly rated Lincoln Public Schools system serves Sunset Acres. There aren’t any schools within the neighborhood, but residents are close to LPS locations like Dawes Middle School, located on the other side of Cornhusker Highway. LPS also offers focus programs and open enrollment, allowing students to attend schools elsewhere in the city. St. Patrick’s Catholic School, about 2 miles away, is one of the closest private options for students in prekindergarten through eighth grade.

Retail and restaurant choices are minutes from Sunset Acres’ homes

Sunset Acres has a bit of an industrial imprint outside of its residential blocks, home to multiple auto body and repair shops, and contractors. But the area also offers a fair share of places to grab a meal or pick up groceries and other household items. There’s a Home Depot and a Menard’s side-by-side on 27th Street, across from a Super Saver grocery store. Familiar chain eateries close by range from Taco Bell to Raising Cane’s. The area’s locally owned restaurants include:

  • Virginia’s Cafe, a spot that Mathews says is an icon, open since the ’70s and known for its breakfast
  • Honest Abe’s, a Lincoln staple for burgers, with four locations in total around the city
  • Sid's Deli & Subs, whose hoagies come with healthy portions

Outdoor options range from local parks to a creekside trail

You don’t have to look too far to find green space, no matter where you’re at in Lincoln, and Sunset Acres is no exception. The small Crossroads Park offers a playground within the neighborhood, next to Crossroads Church. UPCO Park in the nearby University Place neighborhood features basketball and tennis courts, a sand volleyball court, outdoor fitness equipment, and a ball field. Cyclists also have quick access to the almost 2-mile paved Dietrich Connector Trail, which winds through a largely undisturbed area alongside Salt Creek in Sunset Acres. The creek is part of a saline wetland and is an offshoot of the Platte River. “Much of the land around Salt Creek is unbuildable, so residents like knowing the views won’t change,” says Terry Lindstrom, a broker and owner at EXIT Realty Professionals in Lincoln, with over 20 years of real estate experience. “Some people don’t enjoy the saltwater breezes. But some do. They say it reminds them of salt air at beaches. Either way, it’s just part of life near Salt Creek.”

Commuters can reach Omaha or downtown Lincoln with relative ease

Sunset Acres’ location along Cornhusker Highway can be a boon for those who travel north regularly. You can follow the roadway through smaller cities just outside Lincoln, like Waverly and Ashland, and on to Interstate 80 to get to Omaha. Omaha, the largest city in Nebraska, is just over 50 miles from Sunset Acres — roughly an hour-long drive. “There are people who might work in Waverly, and living somewhere in north Lincoln is ideal,” Mathews says. “Sunset Acres is a perfect location for commuters.” You can take Cornhusker Highway the opposite direction to get on the Salt Creek Roadway for trips to Downtown Lincoln, the University of Nebraska-Lincoln City Campus and the Nebraska State Capitol, which are all within 6 miles. Sunset Acres commuters also have access to StarTran bus stops along stretches such as 27th Street.
