Tierra Briarhurt offers attractive housing in a convenient location

Tierra Briarhurst is a south Lincoln neighborhood anchored by a large park of the same name and located between the major corridors of Nebraska Parkway and Old Cheney Road. Not only does the neighborhood offer more than 120 acres of green space, but residents also enjoy proximity to shopping and dining, healthcare and top-rated schools. Tierra Briarhurst is primarily a quiet residential space, in which the park provides a buffer between much of the single-family homes and Nebraska Parkway. However, the neighborhood also includes a community church and a dedicated business and industry section. “The appeal of that area is that it’s affordable, the homes are well-taken care of, there are plenty of parks and it’s somewhat conveniently located,” says Eric Ebeler of NP Dodge RE Sales Inc. Lincoln, who has sold homes in the neighborhood.

Midcentury designs stand out in a well-maintained neighborhood

Multi-level midcentury designs with attached garages stand out among a collection of homes that also features traditional single-story ranches. Driveways and attached garages are standard features. Other options range from smaller Cape Cods to more contemporary, brick-built designs. The neighborhood is very walkable and bikeable, as sidewalks grace streets filled with mature trees. Yard space is well maintained. Many of the streets end in cul-de-sacs, providing an additional level of privacy. Townhouses can also be found. Prices typically range from about $225,000 to around $370,000. “The residents tend to make sure that when something needs to be repaired, it gets repaired,” Ebeler says. “You don’t always get that in other parts of the city, and in the areas with newer housing, it’s becoming harder to afford.”

Tierra Briarhurst Park offers 123 acres of green space and amenities

The neighborhood park is an amenities-filled green space that covers 123 acres and stretches along much of the neighborhood’s north side. A disc golf course and skate park are featured among amenities that also include athletic courts and children’s playscapes. In addition, the park is home to the Tierra Williamsburg Trail, part of the city’s extensive network of paved, multi-use paths. Walkers, runners and bike riders can take advantage of additional trails nearby. Adjacent to the neighborhood is Peterson Park, which features pickleball courts, ballfields and a dog run. “When they developed the city, they made sure to include parks, trails, trees, wooded areas and all that kind of stuff,” Ebeler says.

Nearby stores, restaurants, and SouthPointe Pavilions is 2 miles away

Cheney Ridge Shopping Center is a convenient neighborhood stop. A Hy-Vee Grocery Store is just outside of the neighborhood across Old Cheney Road. Dining and drinking establishments are concentrated on and around the neighborhood’s east side. Stauffer’s Café & Pie Shoppe and Cappy’s Hotspot Bar & Grill are popular neighborhood destinations. Target and Lazlo's Brewery & Grill are highlights of additional shopping and dining options nearby. SouthPointe Pavilions, an open-air retail and entertainment center that features contemporary shopping and dining, is about 2 miles away. “SouthPointe is the most popular because it’s bigger and has more things,” says Ebeler, who adds that the nearby shopping options provide the “things you need every day.”

Students can attend top-rated public schools

The neighborhood is served by Lincoln Public Schools, which earns an A-minus from Niche. “For the most part, students go to school in their zones and people are happy with that,” says Ebeler, who adds that district schools are well-staffed with good teachers. Younger students can attend the A-rated Rousseau Elementary School and the B-rated Irving Middle School. Older students can attend the A-rated Southwest High School, which features a competitive show choir among its extracurricular clubs and activities. The school’s softball team won the 2025 Class A state championship. The district allows students to apply for transfers to schools outside of their geographic zones. Good Sheperd Lutheran School is a private, PK-5 option. The school is part of the neighborhood’s Good Sheperd Lutheran Church campus.

Nebraska Parkway, Old Cheney Road connect to major highways

Nebraska Parkway and Old Cheney Road provide direct access to nearby U.S. Route 77, which connects to Interstate 80 about 8 miles from the neighborhood. Lincoln Airport, a regional facility with limited commercial flights, is about 2 miles farther. The recent Lincoln South Beltway project alleviated a lot of traffic on the parkway by creating an alternate route for east-west travel on the city’s far south side. “There are still a lot of cars, because a lot of people still use the road, but they got rid of the big, dangerous semi-trucks,” Ebeler says. Omaha and its larger airport are about 65 miles away via I-80. Closer to home, residents can take StarTran buses to local points of interest. Bryan Pine Lake Campus hospital is within 2 miles.
