Vavrina Meadows offers entry-level homes near top-rated schools

The quiet, suburban neighborhood of Vavrina Meadows offers a convenient lifestyle in southern Lincoln, close to the Pine Lake Road commercial corridor. Its competitively priced homes, within walking distance of parks and highly rated schools, attract first-time homebuyers and young families. “Vavrina Meadows has always been a nice, entry-level neighborhood,” says Realtor Eric Lemke of Nest Real Estate, who has about two decades of experience. “You’ll see kids outside walking around, riding bikes, playing at the parks. It’s a super neat, little, affordable neighborhood.”

New Traditionals, ranch-style homes and more sell for under $600,000

New Traditionals, Colonial Revivals, split-levels and ranch-style homes, most with attached, two- or three-car garages, overlook sidewalks and small front lawns throughout the neighborhood. Young bur oaks, cottonwoods and eastern redbud trees are evenly spaced on narrow, grassy verges. “You can get a nice house without going overboard [on price]. And the area has been holding its value, keeping up with appreciation,” Lemke says. “I remember selling new construction out here when it was still getting built out, and homes were going for the upper $100,000s then.” Today, prices start close to $240,000 and rise to about $530,000.

Ponds in the area pose minimal flood risk. Lincoln is vulnerable to tornadoes.

Highly rated Lincoln Public Schools serve Vavrina Meadows students

Lincoln Public Schools gets an A-minus from Niche. The district allows in- and out-of-district transfers by application. Vavrina Meadows is zoned to Adams Elementary, Scott Middle and Southwest High, all three of which earn A grades. Lemke says kids often walk to class. Adams Elementary and Scott Middle are less than a mile from most homes, and Southwest High is less than 2. The high school offers dual-credit classes in partnership with Southeast Community College and the University of Nebraska–Lincoln. Acton Academy Lincoln is a Montessori-inspired elementary, middle and high school nearby. It does not have a Niche grade.

Neighborhood parks and UNL game days shape recreation in Lincoln

There are several parks with playgrounds and picnic areas in the neighborhood, including Vavrina Meadows Park, Marlene Mini Park and Folsom Park. Vavrina Meadows and Marlene Mini parks also have basketball courts. Wilderness Park, just west of 14th Street, has over 30 miles of trails for hiking, biking and seasonal cross-country skiing. The sprawling natural area is Lincoln’s largest park, and serves as floodwater storage for Salt Creek.

Memorial Stadium, home of the University of Nebraska–Lincoln Cornhuskers football, is less than 10 miles north. “Huskers football is huge here. On game days, Memorial is the third-largest city in Nebraska,” Lemke says. Known locally as “The Sea of Red,” the stadium has held the NCAA record for sold-out games since 1962.

SouthPointe Pavilions and other Pine Lake Road area shopping/dining

For groceries, there’s a Super Saver near the corner of Pine Lake Road and 27th Street. It’s not far from a shopping center with a PetSmart and several chain restaurants, including Chipotle and Starbucks. SouthPointe Pavilions, near the same busy intersection, is a walkable outdoor mall with a movie theater, beauty salons, restaurants and clothing retailers, like Old Navy, lululemon and Talbot’s. In the east wing of shops, there’s Trader Joe’s, Michaels and Scheels.

Close to StarTran bus stops, health care and Lincoln Airport

“For as far south as it is, it’s a very good, accessible location,” Lemke says. StarTran’s South 13th bus route picks up from stops on Yankee Hill Road, Pine Lake Road, 14th Street and 27th Street. The route runs north into downtown, less than 10 miles away. Bryan West Campus health care facilities, including the Bryan Medical Center and Bryan West Campus Emergency Department, are about 5 miles north. U.S. Route 77 connects to Lincoln Airport, about 11 miles northwest. The joint public/military airport offers direct commercial flights to Denver and Chicago. “Most everybody ends up going to Omaha, because there are more options there and it is more affordable most of the time, but Lincoln is nice and convenient,” Lemke says. Omaha’s Eppley Airfield is nearly 70 miles northeast via Interstate 80.
