West A neighborhood in southwest Lincoln does a great job of expanding the meaning behind “Location. Location. Location.” Inside its boundaries and within less than a two-mile radius, the community is surrounded by golf courses, equestrian centers, multiple bike trails, a massive nature center, Robber’s Cave and notable museums. Just three miles from downtown Lincoln and within walking distance of schools, libraries, parks and shopping, West A residents want to live where they can enjoy life and not spend much of it on the road commuting. Midsized midcentury modern homes feature a wide range of prices in West A

While the median home price as of May 2024 in West A is about $275,000, ranch-style homes have recently sold from about $180,000 to $300,000. Well-maintained three to four-bedroom split levels have recently sold from about $245,000 to $300,000. Brand new, two-story New Traditional homes with varying roof lines have recently sold from about $300,000 to $380,000. “This is a great neighborhood for first-time homebuyers,” Beyer said. “Homes sell quickly, if they’re in good shape. And buyers really like the wide variety of home styles in West A. There’s a decided lack of cookie-cutter subdivisions here.”

Historic Lincoln Public Schools welcome students in West A

According to Niche, Lincoln Public Schools is the No. 1 best school district in Lancaster County, which gives it an A-minus. It ranks in the top 10 Lincoln school districts for diversity, athletics and academics. Lincoln Public Schools are well-regarded and have been around for generations. Parents are often alumni of schools in their neighborhood, so loyalty is commonly high for area public schools. Roper Elementary, on South Coddington Street, has a B grade from Niche and offers pre-kindergarten through fifth grade. Niche gives Park Middle a B-minus grade. The historic school was founded in 1891 and shares a city block with Cooper Park, Lincoln’s first city park. The school shares resources with Lincoln's Boys and Girls Club to provide before and after-school programs and tutoring. Lincoln High School is located on J Street, one mile from the Nebraska State Capitol, and has a B-plus grade from Niche.

It’s hard to deny the convenience of West A’s location, just four miles from the Nebraska State Capitol and six miles to Lincoln Airport. Interstate 80 offers a direct route to the airport and abundant parking lots for Husker home games. While residents walk, bike, and use scooters to get around, car travel is still the most popular mode of transportation. StarTran is the city’s bus system, with 18 routes. Coddington Park is right in the center of West A and is a family-favorite destination

With nearly 10 acres, Coddington Park offers amenities that neighbors enjoy. “One of the most important things about city parks is that the neighbors will make it clear, one way or the other if they like what it offers. On nice days, almost year-round, Coddington Park is busy,” says Matt Kirkland, the owner of Giving Realty. “Local Little League teams practice on the ball field. Parents with kids enjoy the playground, and you’ll see people of all ages running, biking, or walking their dogs. Coddington is a very dog-friendly park, which is great to see.” While Pioneer Park Nature Center is about two miles west of the West A neighborhood, it’s a popular destination for residents who enjoy history, nature and wild animals. A large portion of its 688 acres is dedicated to preserving native prairie grasses, wetlands and woodlands. About 10 miles of hiking trails welcome exploration through the wildlife sanctuary. Kids will be amazed at the sight of bison, foxes, American elk and wild prairie birds.

From breweries and food trucks to southern-style favorites, dining options abound

Newcomers to Lee’s Chicken Restaurant on Van Dorn Street will get a kick out of the restaurant’s collection of historic photos of its interiors from the 1940s. Southern fried chicken, rotating daily specials and their famous onion rings bring fans and sometimes a short wait for a table. Backswing Brewing Company was founded by two golfing buddies who wanted a way to pursue a passion and grow a business without losing touch with friends and family. They brew their own beer and each is private labeled. Their menu includes pizza, salads, wraps and more. Russ’s Market at Coddington West features fresh produce, local favorites, a meat department and a pharmacy. M/Mai’s Café is a popular food truck that has served authentic Vietnamese food to the southeast Lincoln area since 2022. Their fan base has grown steadily, and their website provides real-time updates with their daily location or events they will be catering.

State festivals and the Nebraska State Capital offer year-round events

The Sandhills Global Event Center, formerly the Lancaster Event Center, is the largest outdoor, fairground-style event center in Lincoln and home to the Lancaster County Super Fair, the largest fair in the state. The center hosts musical talent from across the globe, including Robert Plant and Alison Krauss, REO Speedwagon and the Glenn Miller Orchestra. It also hosts farmers' markets, first Friday events, marathons and bike races. The Nebraska State Capitol is not only a point of fascination for historians and fans of architecture, but it is also a great place to learn more about the 37th state. Attending sessions of the Supreme Court and taking tours of the eight-sided Memorial Chamber and the 14th-floor observation desk are essential for all Lincolnites.
