With unpaved roads crisscrossing the landscape, wildlife and farm animals a common sight and hardly a sign of planned development anywhere in Yankee Hill, it’s clear the neighborhood 5 miles from Downtown suits a rural lifestyle. “That’s exactly the kind of buyer who comes to Yankee Hill,” says Realtor Sarah Pierce, with eXp Realty LLC and a co-owner of The Pierce Group. “They want this location and proximity to the city.” Yankee Hill offers a mix of home styles and lifestyles, but each property has one thing in common — land.
“If buyers are looking for competitively priced acreage in Southwest Lincoln, Yankee Hill is a great place to look. First, it’s truly rural; most of the roads in the neighborhood are dirt and gravel. Second, while new subdivisions are popping up gradually in South Lincoln, there aren’t any inside Yankee Hill. And then, most lots here are at least a few acres and far enough from your closest neighbor.” Pastoral views of three city parks complete the scene in Yankee Hill, where residents can see deer, eagles and occasional foxes most days, not to mention cattle and horses on neighborhood farms.

They want privacy and solitude,” Pierce said. While there are about 100 homes in the neighborhood, parcels of undeveloped land still exist. Recent half-acre lots have been offered for about $62,000. Ranch-style homes from the 1950s have recently sold from about $230,000 to $300,000. Four-bedroom, fully renovated farmhouses from the 1920s have recently sold from $300,000 to $400,000.

Lincoln Public Schools are the No. 1 school district in Lancaster County
Primary school students can attend A-minus rated Lincoln Public Schools, the No. 1 school district in Lancaster County, according to Niche. Beattie Elementary, about 4 miles east of the center of Yankee Hill, receives a B-plus grade from Niche. Park Middle, about 5 miles north, receives a B-minus grade from Niche. The historic school was founded in 1891 and shares a city block with Cooper Park, Lincoln’s first city park. Southwest High, built in 2001, receives an A-grade from Niche. It’s located adjacent to Wilderness Park, though on the opposite side from Yankee Hill, allowing students to participate in outdoor classroom experiences.

Yankee Hill is 5 miles south of Downtown Lincoln and the Nebraska State Capitol. It is 9 miles from Lincoln Airport via US Route 77/Homestead Expressway. Because of its rural nature, Yankee Hill is car dependent, but some roads are conducive to cycling, depending on the surface. Star Tran, Lincoln’s only public transportation, maintains bus stops at West South Street and South Coddington Avenue NW and at South 13th Street and Calvert Street NW.

While there are few retail and dining spots inside Yankee Hill, residents won’t have to drive more than 2 miles north to access nearby options because West Van Dorn Street divides the rural setting of the neighborhood from more built-up sections to the north. Lee’s Chicken Restaurant on Van Dorn Street serves its specialty of Southern fried chicken with a taste of history in the form of a collection of 1940s photos on the walls. Backswing Brewing Company was founded in 2017 by a pair of golf pals who wanted to pursue a passion and grow a business without losing touch with friends and family. They brew their own beer, and each is privately labeled. Their menu includes pizza, salads and wraps. Russ’s Market at Coddington West features fresh produce, local favorites, a meat department and a pharmacy.

The largest park in Lincoln is on the east edge of Yankee Hill
Once home to the Otoe-Missouria and the Pawnee Native American tribes, Wilderness Park preserves century old cross-country trails. With nearly 1,500 acres of woodlands, wetlands and preserved prairie, it is the largest city park in Lincoln. Visitors enjoy more than 30 miles of trails, some of which are marked in the winter for cross-country skiing. The park protects many rare birds and wildlife species and is highly regarded for its wetland and woodland habitats.
YMCA Wright Park is a sports-centric spot just west of Highway 77 and Pioneers Boulevard, in the center of Yankee Hill. It features four baseball fields, nine soccer fields, restrooms and concession stands. A Wilderness Stable offers horse boarding and riding lessons just east of Highway 77 on West Calvert Street and has been in business for more than 40 years.

Robbers and wranglers are part of Lincoln’s past and present
Salt Creek Wranglers has offered Lincoln’s only horse-wrangling shows on Coddington Road since 1947. Shows take place on Sundays from April through October. Riders and spectators enjoy competitions with horses, ponies, donkeys and mules. Robber’s Cave is a one-of-a-kind network of underground tunnels and caves used by Native Americans, early settlers, fur traders and outlaws to store goods or hide from authorities during frontier days. Its geological origins date back thousands of years. It functioned as a brewery in the late 1800s and then was sealed for much of the 20th century. It now operates tours, events and underground climbing events.
