Historic and natural amenities abound in south Lincoln
In the Blackstone Valley just north of Providence and Pawtucket, Saylesville Highlands has roots as a farming community dating back to the 1600s. As the region industrialized during the late 18th and early 19th centuries, so did this section of the valley. It became the youngest of Lincoln’s factory villages in the 1840s when the Sayles family and their company built out the farmland with mills and employee housing. Unlike other villages of the time, Saylesville homes weren’t identical. The architects modeled them after Alfred Krupp-designed German manufacturing towns; many of them are still occupied today, though the neighborhood’s original utilitarian, industrial vibe has changed into a serene, suburban one.
“This is a great established neighborhood with fantastic schools,” says Re/Max Town & Country Realtor Kathy Bain Farrell, who has decades of experience working with clients locally. “That atmosphere of having trees and grass around is always a beautiful thing for homeowners,” adds Realtor Carol Cooney of Re/Max 1st Choice, observing that Saylesville Highlands’ proximity to Lincoln Woods State Park is a large part of its appeal.
A mix of Colonials, Cape Cods and ranch-style homes
Carol LaRiviere, a Coldwell Banker Realtor with decades of experience working with clients in the area, says there’s no singular home style in Saylesville, keeping with the old industrial village’s original aesthetic. Today, the quiet streets are lined with Colonials, Cape Cod cottages, ranch-style bungalows and split levels. Most were built between 1900 and 1990, but some early 2000s Traditional homes are available, too. LaRiviere says the neighborhood’s sought-after location and competitive price point mean that homes don’t stay on the market long before going under contract. Sales prices for single-family homes start at around $250,000 and go up to more than $870,000, while multifamily homes can sell for between about $590,000 and $675,000. Townhomes typically run anywhere from nearly $220,000 to $565,000.
Close to historic Lincoln Woods State Park
Rhode Island’s first state park, Lincoln Woods, covers over 600 acres of Saylesville’s northwest side. The sprawling forest features miles of hiking trails, some of which are also used for horseback riding. Sunset Stables, off Twin River Road near the park’s west side, offers guided rides through the woods and riding lessons in two styles, English and Western. Lincoln Woods State Park Beach is a sandy, swimmable area of Olney Pond, on the park's south side. Lifeguards are on duty there every summer. Olney is also stocked with trout for fishing; so is Barney Pond, a smaller body of water to the east. Several historic properties are close to that side of Lincoln Woods, including Eleazer Arnold House, built in 1693. It’s a museum now, open for daily tours and small, seasonal events. Nearby, the Saylesville Meeting House, built in 1704, is one of the oldest church buildings in Rhode Island. It’s also one of the oldest surviving Society of Friends meeting houses in New England, and still holds regular worship services.
Highly rated Lincoln Public Schools
Lincoln Public Schools serves Saylesville Highlands students. The district allows open enrollment, so parents and their kids can apply to any school in the system, regardless of their home address. However, many kids go to Saylesville Elementary, conveniently located within the neighborhood, between kindergarten and fifth grade. It earns a B-plus grade from Niche. The district’s only sixth through 12th grade schools, Lincoln Middle and Lincoln High, both get A-minuses. The high school’s Career & Technical Education program offers courses in journalism, media communications and audio design, among others.
Retailers and restaurants in Fairlawn Plaza and on Mineral Spring Avenue
Fairlawn Plaza, a small strip mall-style shopping center, is about a mile and a half southeast of Saylesville. It’s home to a cell phone store, a dry cleaner, a gym and several mom-and-pop eateries. Dragon Villa does Chinese dine-in and take-out; Bill’s Pizza serves classic and specialty pizzas and calzones. Frank’s Restaurant, just north of the shopping center, is known for homestyle Italian American fare and all-day breakfast. For groceries, there’s a Stop & Shop on Mineral Spring Avenue, a main road in North Providence about 3 miles south of Saylesville Highlands. The chain grocer is close to several small eateries, like Honey Dew Donuts and Arigna Irish Pub & Coal Fire Kitchen.
Quick commute south to Providence and north to Boston
“It's in really close proximity to Providence, where a lot of people will go for shows and sports, and it’s close to Boston,” Cooney says, observing that Saylesville’s location between the two major regional employment hubs is part of the neighborhood’s appeal. Boston is about 48 miles northeast, a drive that can take as little as an hour via Interstate 95, depending on traffic. Providence is even closer, less than 7 miles south on Rhode Island Route 146. The Providence commute can take less than 20 minutes with no traffic. Rhode Island Public Transit Authority, or RIPTA, bus stops are available near the Fairlawn Plaza shopping center. Most are over a mile away from Saylesville Highlands’ homes, so the community is largely car-dependent.
