Lionville may be a peaceful and quiet suburb, but it’s roaring with historic charm, connected to an excellent school district and close to nearby amenities. Lionville is a national historic district with dozens of homes and buildings from the 18th and 19th centuries, especially along the half-mile strip of S Village Avenue. That’s where buyers will find a collection of Colonial homes, including what was once the Red Lion Inn, where the town gets its name. The inn was notable for housing George Washington during the Revolutionary War. “It’s convenient to most major roads like the Penn Turnpike and local train stations, so residents can get into Philly for shows or work pretty easy. “The school district is excellent here. It’s super important to a lot of people who move to the area and all the schools have A ratings on Niche,” Pennypacker says. Education begins at Lionville Elementary School, after which students attend Lionville Middle School. For high school, students attend Downingtown High School East. The high school was established in 2003 following population growth and is currently ranked in the top 50 for best college preparation schools in Pennsylvania by NICHE. It also has a healthy sports rivalry with its sister school, Downingtown High School West.

Uwchlan Avenue is the heart of Lionville

Scattered around town are several business offices and small shopping centers featuring national and local brands, including a mix of restaurants to satisfy just about any craving. Connecting to Philadelphia via Interstate 76

With access to PA Route 100 and Interstate 76, residents can easily travel throughout Chester County and beyond. Commuters will be pleased to know that in addition to Center City Philadelphia only being a 35-mile drive, there is a SEPTA light rail station in Exton.
