West Valley suburban city anchored by the renowned Wigwam Resort
Less than 20 miles from Downtown Phoenix, the West Valley city of Litchfield Park offers its roughly 7,000 residents convenience to area employers, as well as quiet streets lined with palm and orange trees, and a friendly community where neighbors know each other. In the early 20th century, Litchfield Park became a cotton-growing hub for the Goodyear Tire and Rubber Company—where Paul Litchfield was a top executive—then transformed into the home of The Wigwam, a 440-acre resort and country club, which still draws tourists and members. Today, major employers include Luke Air Force Base, about 5 miles north, as well as area hospitals like Abrazo West, and the many warehouses for companies like Amazon and UPS that line Loop 303 about 5 miles west. “The industrial area has really taken over, which some people aren’t so happy about," says Solis-Wright. "But it brings people and jobs, so it keeps our economy and our city going.”
A large-scale renovation of the city's downtown is underway as of late 2024, but Litchfield Park still maintains a small-town feel. “It's like Mayberry from the Andy Griffiths Show,” said longtime Litchfield Park resident Ginny Solis-Wright, a Realtor and team leader at The Wright Team at W and Partners, LLC. “Everybody knows everybody, and they look out for one another." According to her, people tend to put down roots here, and though some young people move away, they often end up moving back to raise their families. “I love the fact that we can go out and walk our dogs and run into somebody we know every single day. If I were to choose a place to live all over again, I would choose here.”

A massive downtown expansion
The Wigwam resort sits in the center of a downtown area known locally as Old Litchfield. "When people think about Litchfield Park, they usually think about Old Litchfield, but the city expands all the way out to the White Tank Mountains,” says Solis-Wright. Adjacent to The Wigwam, a few walkable blocks of Old Litchfield Road are lined with locally owned restaurants, each with a patio that's lively with music and chatter most of the year. “The indoor/outdoor living is so huge here nine months out of the year,” Wright says, adding that the weather is “absolutely beautiful” with the exception of the extremely hot summer months. Downtown doesn’t have any shops, grocery stores or chain eateries, but residents can find all of these on the city’s outskirts.
Litchfield Park’s downtown area is undergoing a massive $26 million, 26-acre redevelopment called Litchfield Square, slated for completion in early 2025. “We're finally building other restaurants and shops and businesses here, so it’ll be closer to what the Downtown Chandler or Gilbert area is,” Solis-Wright says. “We’re looking forward to the cute boutiques, and there are some concept restaurants in Central Phoenix that they’re planning on bringing out here.” Anchored by the nearly 3-acre Litchfield Square Park, this new version of downtown will remain free of drive-throughs, chains and high rises. The city's also getting a brand-new, larger and more modern library; construction is slated to begin in summer 2025 and targeted for completion in January 2027.

Midcentury homes and brand-new builds to suit a wide range of budgets and lifestyles
As of late 2024, the median single-family home price in Litchfield Park is $535,000, higher than in nearby Avondale, Goodyear and Glendale; prices here have increased 6% since late 2023. In Old Litchfield, single-family homes date as far back as the 1950s and are often minimal traditional ranch-style. “A lot of developers and contractors are coming in and are completely tearing down houses and rebuilding them and redoing all of the piping,” Solis-Wright says. “They’re bringing back life to some of them, which is really special.” Outside of Old Litchfield, subdivisions and gated communities are full of homes built in the 21st century. "The further west you go, there’s a lot of new builds," Solis-Wright says. “We used to ride our horses out that way for miles through cotton groves and orange groves, and just to see the growth now is unbelievable." According to Solis-Wright, single-family homes in Old Litchfield do not have homeowners' associations, but the surrounding subdivisions do. “Driving around and seeing how green and well-maintained everything is, you would think they do, but they don’t,” she says. Most 21st-century homes in Litchfield Park have Spanish-style stucco exteriors and clay-tile roofs, which help keep interiors cool during the sweltering hot summer months.
Across the city, housing options range from townhouses that cost a few hundred thousand to luxury golf course residences that go up to $2 million. “There really is something for everyone here,” Solis-Wright says.

Community parks and a popular recreation center
Most residents are within walking distance of at least one of Litchfield Park’s 10 city parks, which offer playgrounds, walking trails and sports facilities. Tierra Verde Lake Park is centered on a 5-acre lake that hosts an annual trout fishing derby. According to Solis-Wright, swimming or playing tennis at the Litchfield Park Recreation Center is a popular way for local families to spend time together outdoors. The recreation center also has a youth summer swim team and hosts special events like dive-in movies and teen night. The Wigwam has three public 18-hole golf courses, and locals are less than 15 miles from tons of hiking trails in the White Tank Mountains.

Community events bring together residents of all ages
“The art festivals in the spring and the fall are huge,” Solis-Wright says. “They block off the streets and artists come in from all over, it’s super fun.” Both the Fall Festival of the Arts and the Spring Art and Wine Festival feature the work of more than 200 artists and craft vendors, along with live music; the spring festival also highlights Arizona wineries and breweries.
Once a month from November through April, the Arts in the Park concert series on The Wigwam's front lawn features Arizonan musicians from an array of genres. On the second Saturday in December, Christmas in the Park features a parade and a holiday market with local vendors, live performers, a petting zoo and meetings with Santa. “They bring in a bunch of snow and everything, people really love it,” Solis-Wright says. According to her, many of the city’s popular events will move to the new Litchfield Square Park.

Served by two highly rated school districts
The Litchfield Elementary School District earns an A-minus from Niche and serves nearly 11,000 students from kindergarten through Grade 8. Agua Fria Union High School District also earns an A-minus, and its high schools offer dual enrollment programs that allow students to earn credit at area colleges, including Estrella Mountain Community College. Each district is in the process of building a new school: The new career-focused high school, Trades Academy, plans to welcome 400 freshmen in fall 2025 and will eventually serve 2,000 students in all grade levels, while the new elementary school, School #17, has an anticipated opening of August 2026.
Millennium High has clubs for Disney, anime and fashion with an A-minus rating by Niche.
Litchfield Elementary is the school for students south of Camelback Road with a B-plus rating.
Western Sky Middle School is another option for Litchfield students.

Getting around by foot, by car, or by golf cart
Litchfield Park residents don’t have direct access to public transportation, so instead get around by foot, car or golf cart. The latter are owned by residents all over the city, and it's as common to see them on The Wigwam’s golf courses as outside local restaurants. For added safety, the city has an underground passage beneath Litchfield Road for golf carts, pedestrians and cyclists. "It's good for the kids that walk to school,” Wright says.
The city is less than 5 miles from Interstate 10 and Loop 303. Litchfield Park is home to Dignity Health’s St. Joseph's Hospital and Medical Center, while Abrazo West is a few miles away and St. Joseph's Westgate Medical Center is about 10 miles away. Phoenix Sky Harbor International Airport is roughly 25 miles away.
A lower rate of violent and property crime than at the state and national level
According to the most recent FBI data from December 2023, Litchfield Park's annual rates of violent and property crime were both less than 1 incident per 1,000 people, lower than the state and national rates, which are just over 1 for violent crime and roughly 2 for property crime. “There’s always kids outside riding their bikes here,” Solis-Wright says. “You have that sense of safety with your kids because you know that someone they know is close by,” Solis-Wright said. Litchfield Park doesn’t have its own police department; instead, it contracts its police services from neighboring Avondale.
