For folks who want the conveniences of city life with the charm of a rural neighborhood, Chicot West is the place to be. Located just 11 miles southwest of Little Rock, Chicot West, “is a hybrid area,” says Casa Americana Realty agent Edgar Ariza. “The people here want to be near the city, but not in the city. The residents want a lot of land and appreciate a quiet lifestyle.” Proximity to I-30 and I-430 is key as many people work outside of the immediate neighborhood.

Most of the homes in Chicot West are multibedroom ranch-style properties with expansive front and back lawns with large trees shading the grass, but there are some tri-level homes and sub-divisions mixed in. Most of the homes are brick and provide driveways and garages so on-street parking is never an issue. Single-family homes in the area range anywhere from $140,000 on the north end to $330,000 on the south side and Ariza says home values in the area are increasing. Some residents chose to purchase lots for anywhere between $40,000 and $200,000 and build their own homes. Driving through Chicot West you will also see plenty of renovations. “Many of the people in are constantly improving their houses. They are extremely proud of their work.”

Students begin at Chicot Elementary as part of the Little Rock School District. Chicot Elementary is part of the Community School partnership between the City of Little Rock and the school district. As a Community School, Chicot Elementary serves as a hub of the neighborhood providing English classes and computer courses. Students then move to Mabelvale Middle School which features a 13:1 student-to-faculty ratio before heading to Little Rock Southwest Magnet High School. Little Rock Southwest was built in 2020 and features a two-story media center, fully equipped science labs and smart monitors in every classroom.

For those looking to explore the outdoors, Morehart Park is the place to be. The park, developed in 1980, contains over 43 acres of walkable trails through open greenspace and wooded areas. Community grills and picnic tables are available for an afternoon lunch and the park offers playground equipment for children. Hit the basketball courts for a game of pickup or take on the 18-hole disc golf course which allows pets so you can bring your dog as a caddy. Just to the north is Little Oaks Ball Park, a pair of baseball diamonds that was recently renovated by churches and local organizations when a group donated 18 acres of land adjacent to the park to install soccer fields and a multi-sport complex. Nearby lies Eagle Hill Golf and Athletic Club, which is comprised of an 18-hole championship course, tennis courts, a pool and more.

After working up an appetite, residents flock to Three Sam’s Barbeque Joint for smoky meats and tasty sides. While barbecue sandwiches and burgers are popular, the rack of ribs and onion rings steal the show. For fresh, authentic Mexican, check out Taqueria El Charro on Chicot Road. Taqueria El Charro offers horchata and is known for the homemade salsas that top the tacos. For groceries stop by La Estacion Market to buy authentic Hispanic food and pastries or head to the local Kroger for fresh produce and an excellent deli selection. For even more convenience, get all your shopping done in one place thanks to the Walmart Supercenter in Mabelvale Plaza right next to Home Depot for all your home improvement needs.
