This compact community is situated in the southeastern edge of Livermore where it meets the rolling green hills of the East Bay countryside. Outside of the city limit, rows of suburban homes give way to idyllic vineyards that belong to the area’s acclaimed wineries. “It’s a beautiful neighborhood with newer, larger homes surrounded by vineyards and some of the city’s top wineries,” says Realtor Nicole Nicolay of Compass Realty, a longtime resident and community activist in Livermore. “It’s very established, with a high price point.”

Contemporary Craftsman homes at a premium

Largely built in the early 2000s, Dunsmuir’s homes feature contemporary architecture, spacious living areas and large lots with plenty of room for gardening. Many of the homes have California Craftsman flourishes, including their iconic exposed beams and wide front porches. Outside, the streets are quiet and lined with sidewalks and leafy trees. Homes list for between $1.7 million and $2 million, nearly double the city’s median.

Bruno Canziani Park

The neighborhood surrounds Bruno Canziani Neighborhood Park, which spans 15 acres of open space. Located on the site of a former vineyard, it’s now home to a large playground, grassy meadows and a sprawling dog park. “A lot of kids like to hang out at this park. There are a lot of young families in the neighborhood,” Nicolay says. Dunsmuir is well-placed for outdoor adventuring. It sits at the edge of the pastoral East Bay countryside, just a few miles from hiking and biking in the Mount Diablo foothills and boating and fishing at Lake De Valle.

Shop, dine and thrive in Downtown Livermore

Dunsmuir is about 2 miles from Livermore’s up-and-coming downtown district, which has seen a resurgence in recent years with new restaurants, shops and cultural festivals. Its diverse dining scene has everything from upscale eateries to hole-in-the-wall taquerias and pho spots. These options are rounded out by boutique shops, weekly farmers' markets, local breweries and wine bars. Everyday essentials can be found at grocery stores like Trader Joe’s and Safeway. Highly rated public schools

Students in Dunsmuir attend highly rated Livermore public schools. They start at Arroyo Seco Elementary School and East Avenue Middle School, both of which earn A-minus ratings from Niche. The last four years are spent at A-minus-rated Livermore High School, a former winner of the prestigious California Distinguished Schools award. Getting around the East Bay and beyond

Interstate 580, a major East Bay highway, is about 3 miles north of Dunsmuir. It takes drivers across the East Bay to major cities like Oakland and San Francisco. Rail travel is available from the ACE train at Livermore station, a daily shuttle that runs daily from Stockton to San Jose. The nearest major hospital, Stanford Health Care – Tri-Valley Medical Center, is a few miles away.

Elevated risk of wildfires

Because of its proximity to the East Bay countryside, Dunsmuir is at an elevated risk for wildfires. Most recently, in June 2024, a large wildfire burned more than 14,000 acres east of the neighborhood and caused evacuations throughout the area.
