Relax on the shores of Lake Del Valle
Las Positas straddles the border of Livermore and the foothills that lead north to Mount Diablo. “There’s a lot of recreation available,” Eveleth says. “You can do a lot of hiking, and it’s very pedestrian- and bike-friendly." Cayetano Park features a dog park, a playground and a soccer field, with trails leading through rolling green hills full of bright yellow wildflowers. Up Collier Canyon Road, the Doolan Canyon Regional Preserve invites hikers to immerse themselves in untouched nature. Eveleth notes that Las Positas and the rest of Livermore isn’t far from Del Valle Regional Park 12 miles to the south. This vast nature preserve revolves around its sizable lake and sits within a few miles from most of Livermore’s vineyards. Livermore is also known for its abundance of golf courses, including Las Positas' namesake 18-hole course. Founded in 1966, Las Positas Golf Course is open to the public and even offers a space for soccer-influenced “footgolf.”

Condos and townhouses come with resort-style amenities
Las Positas is among Livermore’s newest neighborhoods; its oldest homes were built in 2000, while its newest were finished in the 2020s. “The housing is mostly high-density condos and townhouses,” says Eveleth. “It attracts a lot of people coming in from the South Bay who are looking for low-maintenance living at a good price point.” Condos and townhouses vary in price from $700,000 to $1.2 million, while fully detached homes range from $1.04 million to $1.3 million. Most of Las Positas’ homes were built in Craftsman and Spanish Revival styles, featuring colorful exteriors. Las Positas’ condo and townhouse communities like Sage bring the community together at their clubhouses, pools and playgrounds. Homebuyers looking for a quiet alternative to these highway-side residences can look to the north, along Collier Canyon Road. “There are a bunch of country ranches and scattered farmhouses to the north of the college,” Eveleth says. With a CAP Index rating of 2, Las Positas has a crime risk well below the national average.

Interstate 580 serves as Las Positas’ lifeline for both transportation and shopping. For groceries, a Costco sits along this neighborhood’s border with the highway. The shopping district off Airway Boulevard includes both boutique shops and restaurants like Cattlemens - a local steakhouse chain - and El Cerrito Taqueria. Portola Avenue connects this neighborhood with the shops and restaurants of downtown Livermore. “You have to go into town for the lifestyle, but it’s a 5-minute drive to the heart of Livermore,” Eveleth says. “Downtown has really evolved over the past 20 years. It’s a super-friendly, family-oriented area with a little nightlife and a bunch of stuff to do.”
