Springtown
A wide range of homes for a wide range of budgets
Springtown is a product of the Bay Area’s 1960s suburbanization; small residential lanes branch off from long, winding boulevards lined with ranch-style and Craftsman homes that are priced from $640,000 to $1.8 million. Though many of these properties were built in the 1960s and 1970s, the most expensive are from the 1990s to 2010s. Manufactured homes at the neighborhood’s southern end range in price from $228,000 to $324,000, while condos and townhouses have sold for between $540,000 and $1.1 million.Neighborhood schools with high ratings
Altamont Creek Elementary School and Andrew N. Christensen Middle School are both located in the neighborhood and are walkable for many. They both also received A-minus ratings from Niche. Livermore High School, which also gets an A-minus, is about 5 miles away. It offers a unique Green Engineering Academy, as well as classes from the Tri-Valley Regional Occupation Program.Bushy Creek Regional Reserve provides miles of trails
Springtown is dotted with community parks, varying from small playgrounds to athletic areas with baseball and soccer fields. These parks are linked together by paved pathways that run from Northfront Park in the southeast to Marlin Pound Neighborhood Park in the northwest, offering plenty of opportunities for backyard strolls. Just northeast of Springtown is the Brushy Peak Regional Preserve, a 1,833-acre nature preserve full of lush grassland, wildflowers and hiking trails. This green, remote expanse feels worlds away from urban life, a quality that once enabled the 19th-century bandit Joaquin Murrieta - the historical basis for Zorro - to hide out in this perpetual wildland. Zorro notwithstanding, the neighborhood experiences little crime now, scoring a 2 out of 10 on the CAP crime index, which is below the national average of 4.Walkable shopping and dining on North Vasco Road
Though many travel into downtown Livermore to explore its culinary and retail scenes, Springtown has its own collection of conveniences. “Vasco Plaza on North Vasco Road has some really nice restaurants that people walk to all the time,” says Fahnhorst. This plaza includes an 88 Seafood Supermarket, which is an Asian grocer selling imported goods like soju and sake. The local food scene takes on a similarly international character; Tequila’s Taqueria specializes in festive cocktails as well as Mexican fare, while The Essence serves upscale Indian cuisine and China Pavilion is a go-to for Chinese takeout. For events ranging from an annual June rodeo to autumn winery tours, downtown Livermore is just 3.5 miles down First Street.Comfortable commutes with Wheels, BART and ACE
Interstate 580 runs along the neighborhood and connects with Oakland 35 miles to the west and San Francisco 46 miles in the same direction. The Livermore Transit Center also runs bus lines connecting Springtown with the rest of the Tri-Valley, as well as to the Dublin/Pleasanton BART station and its San Francisco-bound trains. The closest hospital, Stanford Health Care – Tri-Valley Medical Center, is about 6 miles away in Livermore.
