Sunset East is a suburban tapestry of lush parks, landscaped front lawns and palm trees towering above 1960s-era ranch homes. Despite its name, the neighborhood is in the west end of Livermore, just west of lively shops and restaurants in the city’s downtown district. It’s also within driving distance of the East Bay countryside, where outdoor lovers can hike in the Mount Diablo foothills or spend a day on Lake Del Valle. Livermore’s location deep in the East Bay means it gets warmer weather than the chilly Bay Area coast. “It’s definitely hot, but we like it hot. If you find a house with a swimming pool, you’re going to want to jump on that,” says Realtor Nicole Nicolay of Compass Realty. Nicolay, a long-distance runner, says she loves being able to “run and swim outside all-year round.”

The streets of Sunset East are dotted with well-maintained ranch homes built in the 1960s and 70s, giving it a classic suburban feel. These homes are on large lots with plenty of room for gardening and landscaping, with tall, mature palms, oaks and evergreen trees rising above the low rooftops. Many homes in Sunset East have been lovingly taken care of, and many have been fully renovated. Prices range from $1 million to $1.8 million depending on the size of the home. “They’re a good entry point for first-time homebuyers,” Nicolay says, noting that Sunset East is a little more affordable because of its older housing stock.

Sunset Park and The Club at Livermore
Community parks are a major perk for neighborhood residents. Two parks, Sunset Park and Parkway Park, sit side-by-side, and offer playgrounds, meadows for picnicking and walking paths that wind through greenery that bursts with color during the springtime. “There are a lot of great trail networks in Livermore. It’s safe and easy to bike around here,” Nicolay says. At the opposite end of the neighborhood, residents relax at The Club at Livermore, an outdoor swimming pool and tennis complex. Head into the countryside south of the city, and there’s plenty of hiking, biking, fishing and boating to be found in at Lake De Valle. Livermore’s location deep in the East Bay means it gets warmer weather than the fog-laden Bay Area coast.

Highly rated public schools
Livermore public schools are a big draw for young families moving to the area. Students can start their education at Sunset Elementary, which gets an A rating from Niche, before moving on to A-minus-rated Mendenhall Middle School. The last four years are spent at Granada High School, which has an A rating. Niche ranks it in the top 20 in Alameda County, and its graduation rate routinely tops 95 percent.
