Historic vineyard produced the first American Petite Syrah
Vinsanto straddles the border between Livermore and the surrounding wine country. Concannon Vineyard dates back to 1883, and it’s credited with crafting the first Petite Sirah in the country. It also introduced the Concannon Cloves to America, which are now estimated to account for 80% of aromatic, California-made Cabernet Sauvignons. The vineyard’s tasting room serves varietals, which are masterfully paired with charcuterie boards and desserts. Less than a mile away, the Page Mill Winery uncorks a selection on a covered, fairy-lit patio.Vinsanto is also an easy drive from Downtown Livermore, its grocery stores and a collection of restaurants. Cafe Calamari Livermore is an upscale Mediterranean eatery where homemade pasta and fresh seafood are presented in a chic blue and teal interior and Turkish coffee comes with a cube of lokum.
The Livermore Rodeo kicks off every June
Robertson Park also features Livermore Valley Stadium, which has hosted the Livermore Rodeo for over a century. The heritage celebration includes events like bareback riding, bull riding and steer wrestling that stir up the stadium’s sandy arena every year for a weekend in the middle of June.Horseshoe pits and horseback riding at Robertson Park
Bordering the north of the neighborhood, Robertson Park is a 110-acre hub for outdoor recreation. The park includes three soccer fields and two softball fields, which are often used by community sports teams and leagues. It also has horseshoe pits, a disc golf course and an off-leash dog park. Trails designated for hiking, cycling and horseback riding weave throughout the park, which also is home to equestrian facilities for rent. The Arroyo Mocho Trail follows the outskirts of the park on its way west to Pleasanton, weaving past eucalyptus groves and through Livermore Valley wine country for a little over 17 miles.International Baccalaureate Diplomas at Granada High
Neighborhood children may attend Sunset Elementary School, which offers music instruction and receives an A grade from Niche. They may then move forward to the A-minus-rated Mendenhall Middle School before enrolling in Granada High School, which also earns an A. Granada High offers college prep electives like web page design, game design and sports psychology, as well as an International Baccalaureate Diploma program.Between downtown Livermore and scenic wine country
Concannon Boulevard hugs the southern side of the neighborhood and connects to Livermore Avenue. Livermore Avenue travels northwest into downtown Livermore—less than 2 miles from the neighborhood—and southeast through scenic California wine country.Competition for homes in the Vinsanto neighborhood
The quiet suburban streets of Vinsanto are lined with sidewalks that are separated from the road by grassy parkway strips. The neighborhood’s flat terrain is decorated with mature trees that flower in the springtime and intricate landscaping in residents’ front lawns. New traditional Craftsman homes are common, though many homes feature regional Pueblo Revival or Spanish Mission Revival architecture. Homes rarely go on the market; only three properties were sold the year before February 2025 and went for between $2.2 million and $2.4 million. “People wait to find their homes there,” Schall says. “They’re not regularly listed, and people tend to stay for a long time.”The neighborhood has a CAP Index crime score of 1 out of 10, which is significantly lower than the national average of 4.
