Quiet cul-de-sacs next to Lawrence Livermore National Laboratory

About 3 miles east of downtown Livermore, Wagner Farms is a quiet, family-friendly neighborhood comprised of about 350 homes. The community’s small size and wide streets make it easy to walk or bike to Big Trees Park and Arroyo Seco Elementary School, both of which reside in the neighborhood. Those working at Lawrence Livermore National Laboratory can also walk to work; it borders the Wagner Farms. The lab is a research and development center funded by the U.S. Department of Energy. It’s a big reason people move to the city, in addition to Livermore’s famous wine scene and highly rated schools.

The 40-plus wineries of Livermore

Livermore is known for its wide selection of local wineries, and the closest ones to Wagner Farms are Free Range Flower Winery and Pruett Farms Winery. Rivers End Brewing Company is also close by, offering a food and a casual, dog-friendly atmosphere along with its beers. Apartment units and 1960s single-family homes

Wagner Farms is made up of flat, enclosed streets and cul-de-sacs. Each lot typically has one or two mature trees. Homes were mainly built in the 1960s; many are ranch-style. Some have pools and rooftop solar panels. Prices range from $975,000 to $1.2 million. However, about half of the neighborhood’s properties are apartments. Teaching sustainability at Livermore High School

Students can walk to Arroyo Seco Elementary School, located within the neighborhood, before advancing to East Avenue Middle and Livermore High. All are rated A-minus on Niche. Playing at Big Trees Park

Aptly named Big Trees Park has tall, leafy trees that cast shade on the playground. “It’s a neighborhood park with relatively new playground amenities; the playground was redone in 2019,” says David Weisgerber, Community Outreach Supervisor at Livermore Area Recreation & Park District (LARPD). “The LARPD has 60 parks and facilities throughout the city,” Weisgerber says. “It’s a big priority to make sure any aging facilities are updated, modern, fun and safe.” Further down East Avenue, Robert Livermore Park has athletic fields, a community center and two outdoor pools.

Bay Area commuters can pick up the Altamont Corridor Express train at Vasco Road Station or drive down Interstate 580. Travelers can hop on the Amtrak at Livermore Transit Center.
