Stunning scenery surrounds Liverpool, a small slice of quiet country living that was once a trading post and shipping point for wool, hides and produce. Homebuyers can live among bayous on the Chocolate Bay, nature sanctuaries and miles of farmland. “It’s also a great, central location because you’re within driving distance of the coast in Freeport and cities like Alvin and Houston, which give you access to larger employers, entertainment and shopping,” says Bob Peltier, broker with Bob Peltier & Associates. “Liverpool provides an escape from the big cities and has that true country atmosphere,” Peltier says.

Large lots and varied home styles define Liverpool living
Many homes in Liverpool come with wide open spaces. The smallest lots here sit around a half-acre, while the largest can reach up to 15 to 20 acres. The housing options are diverse, with a mix of split-levels, Queen Anne homes and ranch homes scattered across the area. “Land used to be much cheaper, but now, with people moving out of larger nearby cities, it’s driving prices up,” Peltier says. The average price range falls between $250,000 and $500,000. The highest price point can surpass the $1 million mark for homes sitting on expansive acreage and may include waterfront access or barns. According to Peltier, there are no HOA fees throughout much of Liverpool, allowing residents to make the property their own.

Alvin High School has served the area since the 1800s
Students in Liverpool are zoned for the Alvin Independent School District. From kindergarten through second grade, they’ll attend R.L. Stevenson Primary School before filtering into Walt Disney Elementary School and Alvin Junior High School, each with a rating of B or better from Niche. Alvin High School has a long history in the area, dating back to the late 1800s, and remained the only high school in the district until 2006. In an effort to improve parents’ involvement in the district and their children’s education, the district has also incorporated a free English as a second language program for them.

Albert Finkle Park and bird sanctuary draw nature lovers
The area has many outdoor recreation spots to explore. Anglers and kayakers frequent Albert Finkle Memorial County Park, which features small docks and a launch allowing access to Chocolate Bay's bayous. Within the 3-acre green space, you’ll also find a small playground on a sandy surface and paved walking trails lining the waterway. There’s even a shaded gazebo and pavilion. Nature lovers will want to head to the Carolyn Raizes Davis Bird Sanctuary, where visitors can meander through more than 60 acres of woodlands along Chocolate Bay to get a glimpse of wildlife, flora and fauna native to the area. For homeowners who do not have private access to the bayous, there is a public ramp less than 13 miles south of the city center available to boat owners and fishing fanatics.

Regulars can head to Liverpool Ice House for tried-and-true comfort food like burgers, Philly cheesesteaks and shrimp po’boys. Stop by on Saturdays for karaoke nights. Locals also recommend Mr. Takito for the breakfast tacos. Walk up to the counter to order and take your food outside to enjoy at one of the patio tables shaded by large umbrellas. When you need to run errands, make the trip to Alvin, which sits roughly 8.5 miles northeast. There, you’ll find Kroger and Aldi to cover your grocery needs.
