Upscale Livingston in Essex County, NJ offers a strong community, family-friendly activities and many amenities. “One of the number one reasons that attract families is the school system,” says Lisa Lang, a Compass agent with 30 years of experience who also sent her children through the school system. She notes how many go on to top colleges. Though home to about 30,000 residents, Livingston offers less density than neighboring towns, like Milburn and Maplewood, and home prices tend to be slightly lower since it lacks a train. However, the township continues to attract buyers from NYC, Hoboken and Jersey City.

Single-family homes on bigger-than-average lots
Residential streets are lined with mature trees and landscaped lawns, plus, “Homes are not right on top of each other,” Lang adds. Sidewalks aren’t as prevalent as other towns, but streets are quiet and wide enough for walking and bike riding. Single-family homes comprise most of the older housing stock, though there are a handful of condos and townhomes. Housing styles include colonial and ranch, but Lang notes how split-levels are the most predominant. Prices range from $650,000 for a three-bedroom starter home to up to $4.5 million for a custom, new-build mansion. The median is about $1 million. It’s also possible to find new construction homes starting around $1.4 million on an individual basis, since there aren’t any new home developments. Bel Air, Bel Air Woods, Coventry and Chestnut Hill are among the most desirable sections, with prices starting around $2 million. Property taxes tend to be high, as is the case throughout Essex County. And though homes are priced to sell, low inventory has resulted in bidding wars.

Niche ranks the entire Livingston public school district an A plus and lists it as the 12th best school system in New Jersey. This includes six elementary schools; Hillside Elementary School is the smallest with 386 students. Mount Pleasant Middle School only serves sixth grade; students move on to Heritage Middle School for grades seven and eight. About 2,000 students attend Livingston Senior High School, and Great Schools scores it a 10 out of 10 for college readiness. The district provides free busing for students in grades kindergarten through eighth who live more than 2 miles from school, and more than 2.5 miles from the high school for grades nine through 12. Newark Academy is a selective, private day school in Livingston for grades six through 12. It attracts students from surrounding towns for its IB program and is rated an A plus from Niche.

Close proximity to a large nature reserve and zoo
Parks and playgrounds are found throughout the area, but many locals make the short drive over to the South Mountain Reservation and complex, a 2,000-acre nature reserve that includes a dog park, playground anchored by a pirate ship, lake with swan-shaped paddle boats and hiking and riding trails. The conservation-focused Turtle Back Zoo is part of this area and attracts all ages for its naturalistic enclosures on 20 acres.

No downtown but upscale mall is nearby
There’s no downtown, but shopping is never far away. ShopRite and Aldi are right in town for groceries and Trader Joe’s and Whole Foods are nearby. Livingston Town Center is a mixed-use retail and housing development. Local businesses line Livingston Avenue, including Nero’s Grille, a longtime local favorite for both steak and Italian food in an upscale setting. Retail chains are spread along West Mount Pleasant Avenue and The Mall at Short Hills is also close, containing 140 mostly high-end stores.

Lacks a train but close to NYC
Livingston is near major highways, including Eisenhower Parkway, Garden State Parkway and the New Jersey Turnpike. It’s also 25 minutes from Newark International Airport and 22 miles to NYC. The town might lack a direct NYC train, but it does offer a shuttle that takes commuters to the South Orange station. There are express NYC buses as well.
Catch a NJ Transit bus or the shuttle to the South Orange train station from Livingston Mall.
Livingston is near major highways including Eisenhower Parkway and Route 10.
