A rural Denver suburb with easy access to downtown
On the northeastern outskirts of Denver, on the edge of the expansive farmlands of Northern Colorado, Lochbuie is a quiet residential pocket city just east of Brighton. Split between Weld and Adams counties, as of 2023, the population was around 8,300, according to the United States Census Bureau estimations. Since 2000, the population has more than tripled, with Weld County one of the fastest-growing counties in Colorado. “It’s a tiny community with easy access to the interstate,” says Scott Franks, a local broker with LIV Sotheby’s International Realty. “You can reach Downtown Denver within 30 minutes. Many people move to the area for its affordability and quiet atmosphere while still close to the city.”
Lochbuie was incorporated in 1974 and, in its early days, consisted of a 12-acre manufactured homes subdivision before growth skyrocketed in the early 2000s. Most residents commute to Denver or nearby Adams County towns for work, with major industries including aviation, manufacturing and healthcare.

A modern housing market and brand-new construction
While the area’s oldest homes were built in the 1970s, the vast majority of the market was developed in the 21st century. Ranch-style homes, craftsman bungalows and modern traditional houses line the streets of Lochbuie, and new subdivisions are in the works. Manufactured homes dominate the market on the east side of the city while, on the south side, brand-new subdivisions like The Lochbuie Station and Silver Peaks have multi-story builds. The median home price is around $490,000 which, according to the National Association of Realtors, is similar to the medians in both Weld and Adams counties.
According to FBI data, rates of both violent and property crime are consistently lower in Lochbuie compared to the state and national averages.

Most Lochbuie students are served by Weld County School District RE-1, which earns a C-plus grade from Niche, while residents in the southernmost part of town are served by the B-minus-rated School District 27J. Shops and restaurants in nearby Brighton
The community is home to a small selection of chain restaurants along Willow Drive and 168th Avenue. Sand Box Bar and Grill is a popular local spot. For a larger selection of eateries and shops, Downtown Brighton is around 6 miles west. “Even though you won't find many businesses in Lochbuie, you don’t need to travel far to do your shopping,” Franks says. “Brighton has a couple of grocery stores and a Costco just a few miles west.”
Main Street Cafe in Brighton offers standard American fare for breakfast and lunch.
There is a number of breweries and bars in Brighton, creating a vibrant nightlife.

Lakeside recreation and nearby greenspaces
There are seven parks in Lochbuie, with playgrounds and greenspace in nearly every subdivision. The Brighton Recreation Center is a short drive west. Barr Lake State Park is around 6 miles south and is one of the most popular outdoor recreation spots in the area and spans over 2,700 acres.

Lochbuie hosts numerous annual events throughout the year, from community clean-up days to holiday celebrations. The Lochbuie Fall Festival brings locals to Bonanza Boulevard every September for food trucks, obstacle courses and live performances.
A direct route to Downtown Denver
Interstate 76 runs just southeast of the city’s residential streets and provides direct access to Downtown Denver, located around 28 miles southwest and Fort Morgan, roughly 56 miles northeast. The Denver International Airport is one of the largest employers in the area and is about 18 miles south of Lochbuie.
