Located between grape vineyards and downtown, Central Lodi is a sought-after community with several parks and small businesses. “A lot of people would love to be able to move to that area,” says Gene Reno, Realtor for Keller Williams Realty who has worked in Lodi for decades. People move here, particularly from the Bay Area, for lower-priced homes, proximity to large parks like Ed DeBenedetti and well-rated schools within walking distance of some homes. Major tree-lined, two-way thoroughfares like South Hutchins and Ham have crosswalks and connect to gridded neighborhood streets. Homelessness is an ongoing issue in the area, but city officials and local nonprofits are working on creating a long-term facility where unhoused individuals can receive shelter and useful resources. The neighborhood has a handful of strip malls with local and chain stores, and people venture 3 miles north to downtown for annual events and festivals.
Ranch homes and bungalows in Central Lodi
Central Lodi’s single-family homes sit in subdivisions shaded by palm and pine trees. Home styles and pricing vary, depending on their location within the neighborhood. Throughout Central Lodi, streets are paved and narrow, and their well-tended sidewalks are dotted with lampposts. Midcentury ranch-style homes and small, Craftsman bungalows have two to three-bedrooms and brick and vinyl exteriors, plus one-car garages and small, grassy backyards in the neighborhood’s northeastern corner. Prices range from $350,000 to $550,000. Spanish-influenced new traditional homes built in the early 2000s sit closer to the neighborhood center, with well-landscaped lawns, large back patios and the occasional in-ground pool. Home prices here range between $650,000 and $850,000. New traditional properties from the 2020s sit close together near the neighborhood’s western border, with views of distant grape vineyards. Thrifting at the Vineyard Shopping Center
Walmart Supercenter and Food 4 Less are the primary grocery stores within the neighborhood. Car-dependent community with bus stops throughout
State Route 12 borders Central Lodi to the north, linking it to nearby East Lodi. U.S. Route 99 is 2 miles east of the area. It connects to Stockton about 13 miles south and Sacramento 37 miles north. Central Lodi is mostly car-dependent, but folks can also walk along sidewalks in some parts. Roads like Lower Sacramento and South Mills Avenue also include bike lanes. Grape Line Express buses make stops in and around the area’s northern border. Adventist Health Lodi Memorial Hospital is a 2-mile commute north, and Sacramento International Airport is about 50 miles away.
Hanging out at the Lodi Street Faire
In May and October, residents venture downtown for the bi-annual Lodi Street Faire. Artisans set up white tents in a 14-block location to sell food, crafts and curated artwork. Attendees can munch on sweet treats while watching traditional Mexican folklorico dances and musical performances. The Lodi Certified Farmers Market is another go-to attraction on Thursday evenings from May to September. Locals can look through crates of local produce, cheese and meat, and enjoy live music in the beer and wine garden.
Initiative to combat homelessness
Reno says homelessness can be an issue in the Central Lodi area, with the number of unsheltered people up by about 50% since 2019. To address this, in 2022, the city opened a temporary Access Center along Sacramento Street near the neighborhood. Local non-profit Inner City Action has been operating the white-tented area, helping individuals gain independence through mental health treatment and hot meals. By 2025, the city of Lodi hopes to expand the center, making it a permanent facility where people experiencing homelessness can stay in over 130 individual house shelters in a tree-lined garden setting and receive hygiene care and job assistance.
