Caught between Dayton and Columbus, London is the seat of Madison County and its largest city. Along with lower-than-average real estate prices and property tax, the convenience of London's location makes it popular with working families. A population of just over 10,000 adds a draw for anyone seeking a more homespun atmosphere. "London is a blend of the small-town vibe with farmlands and a great downtown," says Todd Boyd, owner of Re/Max Leading Edge.

Choose from suburbs, downtown or rural living
The median price for homes in London falls in the low $300,000s, which is higher than the state and lower than the national median price. Turn-of-the-century houses surround the city's center, while its southwestern region features many midcentury homes. Some of the city's most recent developments follow Kenny Boulevard. "If you want something rural, you can have it. If you want the suburbs, we've got it," says Boyd. "We've even got downtown living—you just pick what you'd rather have." In addition to this variety, property taxes hover around 1.5%, lower than the state average in many cities in Central Ohio. "People can get a lot more for their money here," says Patrick Closser, the mayor of London.
For many, London is a bedroom community. However, the area has a local economy led by job creators like Stanley Electric and Honda. "Logistically, we're set up in a real nice place," says Closser. "You can easily have a wife who works in Dayton and a husband who works in Columbus." Madison Health employs hundreds of people and provides full-service care and an emergency center in London.

Low-traffic commutes
U.S. Routes 40 and 42 are the city's main thoroughfares, providing straightforward access to Columbus, 30 miles east, and Dayton, 50 miles west. Closser explains that going from London to downtown Columbus can be quicker than from other suburbs closer to the city. "And it's entirely because of the traffic," he says. The John Glenn International Airport in Columbus serves central Ohio with around 150 daily departing flights.
A growing downtown
Big box stores and franchise restaurants follow U.S. Route 42 in the northeastern section of the city. The downtown area has several locally owned restaurants and storefronts, including Mad Cow Bar & Grill and the London Trading Post. "We're building a designated outdoor refreshment area that'll be up the summer of 2025," says Closser. "Plus, outdoor areas for food trucks and entertainment--this is the strongest I've ever seen our downtown."

Important to know
According to FBI statistics, London's violent crime dropped in 2023, but property-related crime increased. Information released by the London Police Division's 2022 year-end report shows that violent and property-related crime was lower per capita than the state and national averages.
London's summers are hot and humid, while its winters are cold and windy. The city gets around 20 inches of snow annually, less than the Ohio average.
Flooding has been an issue in past years, but Mayor Closser says preventative measures are underway. "We're working on a stormwater project right now that'll update our infrastructure," he says. "The issues we had 10 years ago just aren't there now."
