The Peninsula has laid-back and luxurious coastal living

Tucked between the ocean and Alamitos Bay, the Peninsula is one of Long Beach's most exclusive and most relaxed places to live. Boardwalks wrap around this thin, insular neighborhood, where no home is more than half a block from the sand. You’re just over a mile from all the activity of Belmont Shore, but tucked away on a dead-end street that avoids the worst of the tourist traffic. Even with some of the highest home prices in Long Beach, the Peninsula keeps a low-key, beach-town vibe where day-to-day life revolves around the outdoors and getting to know your neighbors.

Modern beach homes and older cottages have Long Beach’s highest prices

The Peninsula is a small community with around 500 single-family homes, townhomes and a few low-rise apartment buildings. Prices tend to be some of the highest in Long Beach, ranging from $1.5 million for a vintage Craftsman beach cottage to $3.5 million for a sleek modern home. Houses directly on the shoreline are typically $4 million or more. Despite the high price points, the neighborhood's vibe remains humble. “It feels a lot more like a relaxed beach town, whereas somewhere like Naples can be more polished or higher end,” says Tyler Rogina, an associate broker with Compass Real Estate who has sold all over the city. “There are nice homes on the Peninsula, no doubt, it’s just more casual and beachy.”

Day-to-day life on the Peninsula is laid-back and close-knit

Tucked away from the rest of the city, the Peninsula has its own sense of community. It’s a place where you’re likely going to remember your neighbor’s faces, and probably their dog's faces, too. The Peninsula Neighborhood Association keeps people connected with holiday events and a popular summer concert series at Alamitos Park. “I call it Mayberry by the sea,” says Jana Merical, a board member with the Peninsula Neighborhood Association and longtime resident. “It’s very close-knit and doesn't feel like LA at all, but it’s not out in the boonies either.” For her, that community feel is the biggest draw: “I love that I can go out for a walk with my dog at 10 p.m. and feel safe.”

The Peninsula is surrounded on three sides by beaches

With every house just steps from the beach, residents of the Peninsula are uniquely immersed in Southern California's coastal lifestyle. “The minute you get on the boardwalk, it’s just such a relaxed atmosphere,” Merical says. “I get to see dolphins almost every day.” Enjoy the water at:

  • Peninsula Beach, facing south towards the ocean, is popular for windsurfing and kitesurfing.
  • Peninsula Bayside Beach, facing north towards Alamitos Bay, has calmer waters, ideal for paddleboarding and kayaking.
  • Seaside Walk and Bayshore Walk are two coastal boardwalks encircling the peninsula, often used for dog walking.
  • The Alamitos Bay Yacht Club, located at the very end of the Peninsula, is a community hub for sailing lessons, championship regattas and social events.

Flooding risks and weather changes on the coastline

According to First Street, the neighborhood's flooding risk is extreme. Rogina says homes on the Peninsula will typically require flood insurance, and Merical notes that the Peninsula Neighborhood Association actively works with the city to prevent shoreline erosion. The weather can also be a little different out here on the water. “We pretty much have our own climate,” Merical says. “You could be 2 miles inland, and it’s sunny, but down here the marine layer will have come in, and you're in fog.” Expect higher winds on the south side of the community, where the ocean breeze picks up in the afternoon.

Highly rated schools in the Long Beach Unified School District

Peninsula is part of the Long Beach Unified School District. Kids in the neighborhood are zoned to attend Naples Elementary School, Will Rogers Middle School and Wilson High School. All three schools earn high ratings, but with the district’s school choice system, you can also apply to schools outside the neighborhood boundaries.

Not as walkable as Belmont Shore, but still close to the action

Peninsula is a semi-walkable community. Within the neighborhood, it’s easy to get to the beach or head over to the one local restaurant, Andrade’s Cafe by the Bay. You’re just over a mile from all the shops and restaurants of 2nd Street, which, according to Merical, isn’t that much of a hassle. “It’s very easy to get to 2nd Street with sidewalks all the way,” she says. However, Rogina adds that it’s a bit harder to reach shopping options because you have to travel out of the neighborhood via Belmont Shore or Naples. “The Peninsula is very tucked away,” he says. “If it’s a summer day, and there’s lots of traffic, it can be 15 minutes to get to the grocery store that is maybe 2 miles away.”

Summer tourists can create tighter parking

Although the Peninsula is a quieter area, its public beach access and sweeping ocean views do still draw visitors. “We don’t get a lot of tourists, but during the summer parking can still be a problem,” Merical says. However, she says it’s a bigger concern for renters or guests, since most single-family homes have their own garages.
