Naples feels like an Italian island within Long Beach

Between gondolas on the canals and winding streets with stucco-sided homes, the island of Naples looks more like a slice of the Mediterranean than a section of Long Beach. In fact, when the neighborhood was first developed in the early 1900s, it was intended to emulate the feeling of an Italian city. Today, it’s one of the premier waterfront communities in Long Beach, with high prices, high demand and a walkable, luxury lifestyle. While you get an upscale setting, you also face coastal flooding risks and traffic from tourists who come to the neighborhood to experience its resort-like atmosphere.

Tightly spaced Mediterranean and Spanish-style homes date from the mid-1900s up to today. Kelsea Mazzocco, a Realtor with First Team Real Estate and a Long Beach native, says there’s high demand for homes, which can drive prices up. “Homes usually go for at least $200,000 over the asking price… we get multiple offers on every home,” she says. Most properties sell between about $1.2 million and $3 million, with waterside homes going between about $3.7 million and $10.5 million. With a median sale price of just under $2 million, this is one of Long Beach's most expensive neighborhoods.

However, Tyler Rogina, an experienced associate broker with Compass Real Estate, explains that the luxury lifestyle you get in Naples is still a relatively good deal. “The value of what you can get in Long Beach in general is underrated,” he says. “If a house in Naples were located in Newport Beach, it would be three times more expensive.” Like other coastal neighborhoods, most properties in Naples will require flood insurance. First Street rates the area’s flood risk as severe.

Paddleboarding and boating along the canals

“Naples is like Venice up in Los Angeles,” says Mazzocco. “There are all these canals, and people stand-up paddleboard along them. It feels like a resort town.” Marine Park is one of the most popular spots for getting out on the water. The park’s sandy shoreline earned the nickname Mother’s Beach because of how kid-friendly the calm, shallow waters are. Off the beach, you’ll also find plenty of public canal access points, and most waterside homes have personal docks. The neighborhood’s waterways stay busy because residents use them like roadways to access the rest of Alamitos Bay. “Lots of homes on the water have boats or little dinghies,” Rogina says. “You can cruise the canals and go to really cool waterfront restaurants.”

Walkable to Belmont Shore shopping and dining

Naples is so walkable that Rowe says she only drives on weekdays to go to work. The island is roughly a mile wide, so there isn’t much ground to cover, and you can also use golf carts and boats to get around. There are plenty of restaurant options on the island, including:

  • Nico’s Restaurant: Fine dining, New American cuisine in an elegant dining room
  • Naples Rib Company: Buzzing tavern with barbecue and all the fixings
  • K.C. Branaghan’s Irish Pub and Restaurant: Homey pub with traditional Irish meals
  • Kihon: Fresh sushi and other Japanese small plates
  • Marlena: Mediterranean food with wood-fired flavors and a seasonal menu
You can take Second Street about a mile west to all the buzzing restaurants and nightlife of Belmont Shore. Second Street also connects to the 2nd & PCH and Marina Pacifica shopping centers about a mile northeast. Between those two hubs, you have dozens of upscale shopping options, a movie theater and grocery stores like Whole Foods and Trader Joe’s.

Street parking is generally better than Belmont Shore

Because of narrow streets and tourist traffic, street parking availability in Naples can be limited. But despite its popularity with visitors, Naples still maintains a quieter residential feel than nearby entertainment districts. “It’s highly dense, so parking is difficult, but probably not as difficult as Belmont Shore because you aren’t getting as many people coming for the restaurants,” Rogina explains. Most homes have attached garages and back-alley access.

A destination for the Holiday Boat Parade and other events

Naples attracts visitors from all across the city because of its unique ambiance. “It's really magical to live in a place that many people would consider a vacation destination,” says Resident Katie Rowe, director of the Neighborhood Watch. The active Naples Improvement Association also plans events for locals and visitors alike. Here are some of the events you can expect on Naples’ social calendar:

  • Naples Island Annual Holiday Boat Parade: Popular celebration featuring elaborately decorated yachts and sailboats cruising through the canals
  • Naples Annual Street Dance: Community block party offering live music and outdoor dancing
  • Concert in the Park: Summer concert series with live music and picnicking

Naples Elementary School is a highly rated option

Long Beach has a school-choice system, but elementary-aged students don’t have to leave the neighborhood to attend highly rated schools. Naples Bayside Academy is located right on the island, within a short walk or boat ride from many homes. Kids can move on to Will Rogers Middle School and Woodrow Wilson High School, both highly rated.
