Belmont Park has a quiet feel, close to the beach and 2nd Street
Just north of Belmont Shore and surrounded by Alamitos Bay, Belmont Park is a laid-back coastal neighborhood in Long Beach. It’s often overshadowed by its two better-known neighbors, Belmont Shore and Naples, which are famous for their walkable dining corridors and waterfront living. In Belmont Park, you’re a bit farther from the action, but shops, restaurants and beaches are typically still within a 15-minute walk. The payoff is a quieter feel, with vintage bungalows and beach cottages that have a little more breathing room. The neighborhood’s lower profile doesn’t mean lower prices, though. With a median sale price around $1.6 million, Belmont Park is still one of the city’s priciest places to live.
Bungalows and beach cottages with small yards
Belmont Park’s curving streets are lined with small beach bungalows, ranch-style cottages and some Spanish Revival architecture, many from the 1930s to the 1980s. According to Tyler Rogina, an associate broker with Compass Real Estate, this area is quieter than Belmont Shore, and you can actually get a small front yard here. “In Belmont Shores, it’s more let’s hang out on a patio and enjoy a drink, not let’s play catch in the yard,” Rogina says. “Belmont Park is quieter, with lower traffic and more single-family homes.”
Prices start at $1.3 million but can reach $2.3 million, depending on the size of the home and its proximity to the water. According to First Street, the neighborhood has a moderate risk of flooding, especially for properties closer to the shoreline. Prices are on par with nearby neighborhoods, but demand can be slightly lower. “It’s kind of one of those under-the-radar pockets because everyone's focused on Belmont Shore and Naples,” Rogina says.

Access to beaches along Alamitos Bay and Marine Stadium
While you won’t find the crashing surf of the Pacific Ocean unless you head a mile south, Belmont Park does have its own small beach along Marine Stadium. This aquatic stadium is often used for water-skiing competitions and boating races, and the calm waters make for an ideal launch for kayaking out to Alamitos Bay. For a larger beach, it’s about 15 minutes to walk over to the popular Mother’s Beach, also along Alamitos Bay. As the city connects Marine Stadium and the Colorado Lagoon, residents will have easier access to the lagoon’s sandy shores — another popular spot to spend a summer day.

Easy access to shopping and dining on 2nd Street
Belmont Park is only a few blocks from 2nd Street, one of Long Beach’s busiest corridors for restaurants, bars and events. In the summer, you can expect to see the corridor come to life with vintage car shows and street fairs that showcase the local businesses. Some of the most popular spots to grab a bite to eat are:

Kids attend highly rated Long Beach schools
Belmont Park is part of the Long Beach Unified School District. While the district offers a school choice program, families don’t have to travel far for highly rated schools. Lowell Elementary School and Will Rogers Middle School are located on the west side of the neighborhood, within walking distance of many homes.

Walkable to gyms, restaurants and a farmers market
The neighborhood’s network of sidewalks makes it easy to get around, whether you are taking the kids to school or heading out for dinner. Depending on where you live, it’s about a five- to 15-minute walk to get to 2nd Street — not only for restaurants and bars — but also for gyms, banks and amenities like the Bay Shore Neighborhood Library. The only thing that isn’t within walking distance is a large grocery store, but you are right next to the Marine Stadium Farmers Market, a weekly market held every Wednesday, all year round.

Street parking is slightly easier than in Belmont Shore
If locals are heading to 2nd Street, they usually choose to walk, because parking around that area is notoriously difficult. Most of the neighborhood’s single-family homes have their own alley-loaded garages, and in general, parking is easier farther north from 2nd Street. “If you live in Belmont Shore, you have outsiders coming in to enjoy 2nd Street, so you're fighting with them for parking,” Rogina explains. “In Belmont Park, there’s slightly less density, with slightly larger lot sizes and easier parking.”
