Alamitos Heights has family friendly living near Alamitos Bay
On the east side of Long Beach, Alamitos Heights is a quiet neighborhood surrounded by city parks and Alamitos Bay. It’s a place where kids can play on the front lawn, and summer afternoons are spent watching the waterskiing at Marine Stadium. You’re far enough north to avoid the busyness of Belmont Shore, but still close to everything the waterfront has to offer, including upscale shopping, outdoor dining and boating events. High demand means that prices are some of the most expensive in Long Beach, but for some, it’s worth it to get that classic neighborly feel within 2 miles of the Pacific Coast.
Midcentury homes with high demand
Alamitos Heights is a slice of mid-1900s suburbia, with ranch-style homes, Mediterranean-inspired architecture and yards shaded by magnolia and palm trees. Smaller homes start at just over $1 million, but if you want a multistory property with a spacious yard, prices rise towards $2.4 million. Prices are on par with nearby Belmont Park and Belmont Shore, but much higher than Long Beach’s average.
Interested buyers should prepare themselves for a competitive market: “It’s very high demand and very low inventory,” says Realtor Craig Wallace with Think BoutIQ, who has over a decade of experience in the area. “There are multiple offers if the house has been remodeled. Recently, people have paid premiums for a house and then scrape it down to the ground and build a new one. That just shows how in-demand the neighborhood is.”

Surrounded by parks, golf and the Alamitos Bay
One of the biggest draws to Alamitos Heights is the surrounding green space and the waters of Alamitos Bay. “People buy there to be close to the golf course,” says Bob Stallings, owner of Re/Max Real Estate Specialist, who has sold several homes here. “And you're close to the water — you can walk there.” Get outdoors at:
Recreation Park: Massive city park with an 18-hole golf course, fenced-in dog park, professional tennis facilities and a college baseball field
Marina Vista Park: Go-to hangout spot with playgrounds, tennis and pickleball courts
Colorado Lagoon: Popular swimming lake with a sandy shoreline
Long Beach Marine Stadium: Water arena on Alamitos Bay used for boating competitions
“Right now, they are doing construction on Colorado Lagoon – the Open Channel Project. That will really make it quite amazing,” Wallace says. When the project is finished, a tidal channel will connect the lagoon to Marine Stadium and the rest of Alamitos Bay. While you can walk to the bay, it’s about 2 miles to reach the Pacific Ocean coast.
Recreation Park Golf Course is a popular municipal course in the neighborhood.

Quiet community and an active neighborhood association
You’ll find an active community in Alamitos Heights, with much quieter streets than in Belmont Shore or even Belmont Heights. “It's very family friendly, and the lots are bigger for more elbow room,” Wallace says. “It’s very walkable; everyone’s out walking their dogs.” Street parking is also much easier this far north, outside the beachy tourist crowds. Plus, the active Alamitos Heights Improvement Association plans events to encourage neighbors to get to know each other. There’s an annual community picnic and holiday tree lighting, and residents take turns hosting a bi-monthly Wine Down Wednesday.
Some of Long Beach’s most highly rated schools
The Long Beach Unified School District does allow families to apply to schools outside their neighborhood boundaries, but Alamitos Heights benefits from being zoned for some of the city’s top-rated schools. Kids can attend Lowell Elementary School, Rogers Middle School and Wilson High School, all known for their standout academics and extracurricular options.
