Park Estates has luxury Long Beach living in a quiet neighborhood

Park Estates feels like a quiet retreat in eastern Long Beach, known for its midcentury modern architecture and nearby shopping hubs. Among all the neighborhoods that prominent developer Lloyd S. Whaley built in the city, Park Estates was where he chose to build his own 3-acre estate. Whaley designed Park Estates to feel park-like, with more upscale homes than nearby Los Altos South, and that vision still shows today. You’ll see wide lots, mature trees and well-kept streets, thanks to HOA guidelines that keep the neighborhood looking polished. With many homes priced over $2 million, Park Estates sits at the higher end of Long Beach’s market and appeals to buyers who want luxury living without the crowds and buzz of Naples or Belmont Shore.

Midcentury modern homes have architectural prestige

Park Estates really stands out for its architecture, with notable homes designed by big-name architects like Richard Neutra and John Lautner. Most of the neighborhood was built in the late 1940s and 1950s, so you’ll see plenty of single-story ranch homes with midcentury modern and subtle Craftsman vibes. One big perk is the lot size. Yards here are noticeably larger than what you’ll find in nearby upscale neighborhoods like Belmont Heights or Belmont Shore.

If you look at the median sale price for single-family homes, it’s a whopping $2.2 million, making Park Estates one of the most expensive neighborhoods in Long Beach. Smaller homes start at $1.5 million, and personalized luxury homes go for over $4 million. Around the edges of the neighborhood, condominium units have much lower prices, ranging from the upper $200,000s to the lower $600,000s.

Secluded atmosphere and family friendly vibe

Park Estates is a quiet, family friendly community, with a tucked-away feeling despite its central location. "It really offers the best of both worlds," says Realtor Shannon Paul with Zaia Estates, who has over five years of experience in the area. "You get this quaint, intensely suburban enclave with beautiful custom homes and tree-lined streets — which I know everyone says about every neighborhood, but these are serious trees — and at the same time, as soon as you leave the neighborhood, there's a ton of great shopping and dining.”

It’s easy to get out and walk around the neighborhood, with sidewalks, streetlamps and very little traffic. “You see people out walking their dogs all the time,” says Bob Stallings, a broker and owner of Re/Max Real Estate Specialists with over 40 years of experience in Long Beach. “It’s a quieter, safer area for kids to be out playing because you don’t have people speeding down the street.”

What to know about the HOA in Park Estates

The Park Estates Homeowners Association has existed for as long as the neighborhood has, and plans events such as an annual community picnic and a Halloween parade. Because of PEHA regulations, the neighborhood has a highly manicured feel and not much infill of denser housing. If you own a home here, you’ll be expected to adhere to PEHA guidelines, including:

  • The Architectural Review Board must review any modifications you want to make to the exterior of your home
  • Approval is needed before you remove any trees over 12 feet tall
  • Front yards must be kept healthy and landscaped
  • Visible campers, boats or other large recreation vehicles are not allowed

Highly rated schools in Long Beach Unified School District

Kids in the neighborhood are zoned for some of the highest-rated schools in the Long Beach Unified School District, including Minnie Gant Elementary School, Rogers Middle School and Wilson High School. The district also allows school choice, meaning you can apply to other neighborhood schools.

Centrally located to parks and shopping centers

There’s plenty of shopping just minutes away, including Circle Center West and the North Los Altos Shopping Center, home to a Trader Joe’s and Target. You’re also centrally located to some of eastern Long Beach’s top attractions, including:

  • California State University Long Beach: The walkable campus has cultural attractions like the Earl Burns Miller Japanese Garden
  • Marina Pacifica and 2nd & PCH: About 2 miles away, these two waterfront shopping malls offer a variety of dining, upscale shopping and large grocery stores

Easy access to Cal State and Interstate 405

Park Estates borders the Tibor Rubin VA Medical Center and California State University Long Beach, so you’ll see some healthcare professionals and university employees who simply walk to work. For those commuting the 5 miles to Downtown Long Beach, it takes about 20 minutes or longer during rush hour. You can easily hop on the Pacific Coast Highway to make it to Interstate 405, but expect the usual traffic when heading into Los Angeles. From Park Estates, the trip to LA can be an hour or, with traffic, an hour and a half.
