A tranquil suburban neighborhood of Long Beach
Northeast of downtown Long Beach, West Plaza is a calm residential neighborhood, where jacaranda trees and single-family homes line the streets. “It’s a quiet, nice place to live,” says Realtor Rochelle Kramer of SoCal Modern, who has about two decades of local experience. “‘Pleasant’ is the word I’d use.” Also known as South of Conant, the neighborhood is full of midcentury modern homes that display a special attention to detail. Realtor Russ Caldarella with First Team Real Estate grew up in the area. “The houses are cared for; the people that live there have a lot of pride of ownership," he says. "Now young couples are coming in, remodeling the 1950s homes and doing nice things with them.” Care defines the community, with residents going out of their way to keep the suburban area peaceful and secure. “Policemen and firemen live here. They patrol at night, taking turns to keep an eye on the neighborhood from one to three in the morning. That's a plus,” Caldarella says. West Plaza has a 1 out of 10 CAP Index Crime Score, significantly lower than the national average of 4.

Midcentury bungalows and ranch-style homes in West Plaza
West Plaza's houses have driveways and yards large enough for well-tended garden beds, where palm trees and agave plants thrive. Many homes are midcentury, with renovations and room additions. “These houses are on raised foundations, which makes it so much easier when you have plumbing issues. Some of the best-built houses ever were made in the 1950s,” Caldarella says. Bungalows and ranch-style homes range from about $750,000 and $1.4 million. Over the years, the home values in West Plaza have vastly appreciated. “The market has been excellent, and we’re selling homes at a million dollars, originally sold for $8,000 to $10,000 dollars in the 1950s,” Caldarella says.

Long Beach Unified public schools, including Carver Elementary
Students here may attend Carver Elementary School, with an A rating on Niche. Marshall Academy of the Arts, the local middle school, has an A-minus. Millikan High also has an A rating, plus multiple course pathways like COMPASS, which stands for Community of Musicians, Performers, Artists, and Social Scientists, as well as MBA, Millikan Business Academy.

Wardlow Park, El Dorado Park and Skylinks golf
In the northern part of the community, Wardlow Park offers lighted basketball courts, ballfields and two playgrounds. It also has a community center available to reserve for parties. Directly west of West Plaza is Skylinks at Long Beach, a public 18-hole golf course with a clubhouse that is also a popular wedding venue. At 600 acres, El Dorado Park is the largest recreation space in the city, only a couple of miles away from the neighborhood. The most popular activities are walking and biking along a network of trails that wind around duck ponds.

Retail on Spring Street and Bellflower Boulevard
There isn’t much retail throughout West Plaza, which keeps the area calm and free of through traffic. On the neighborhood’s south side, there are a couple of shopping plazas with fast-food chains and local restaurants, including the casual Japanese spot Sushi Kara. For lattes and pastries, residents can stop by Local Grind Cafe, which has indoor and outdoor seating. Tracy’s Bar & Grill has been a local favorite since 1994, serving American staples like burgers and fries. This neighborhood watering hole also keeps patrons entertained, with pool tables and live sports games on TVs. “A lot of the local people go into Tracy’s. The food is good there,” Caldarella says. For grocery shopping, there’s a Vons supermarket, also located on the southern edge of West Plaza.

Events, including El Dorado Nature Center summer concerts
For community events, the neighborhood has a few seasonal celebrations throughout the year, including a Free Toys holiday party in December. The event also has free food and photo ops with Santa. El Dorado Park Nature Center hosts a popular concert series, bringing live music to the area from June through August.

A 25-mile commute to downtown Los Angeles
The neighborhood is only 5 miles away from downtown Long Beach. Via Interstate 710, West Plaza is about 25 miles from downtown Los Angeles. Long Beach Transit serves the community, with bus stops along Bellflower Boulevard. For medical services, the Dignity Health - St. Mary Medical Center is about 5 miles away from West Plaza. The neighborhood is only a mile east of the Long Beach Airport, which is convenient for frequent flyers but adds some noise to the neighborhood.
