A compact neighborhood just north of East Islip, Islip Terrace was first developed in the early 1900s as an area for recent German immigrants escaping the cramped conditions of New York City, hence its original name Germantown, which was changed during World War I. The area was relabeled for its flat terrace-like landscape. “You typically get bigger properties than in coastal East Islip where homes fetch a premium,” says Joan Brandmeier, a salesperson with Keller Williams Realty and longtime local. A residential area, Islip Terrace has proximity to large, historic green spaces, thriving downtowns in nearby hamlets and commuter rail stations. Its schools are some of the best in central Long Island.

“Buyers can find a four-bedroom, two-bath house on a half-acre for well under $1 million, which is the norm for comparable homes south of Montauk Highway and that are closer to the waterfront,” says Brandmeier. While postwar bungalows start at $530,000, classic Long Island Hi-Ranches range from $600,000 to $ 750,000, depending on size and condition. Center-hall colonial revivals built after 2020 go on the market at $850,000.

Large historic green spaces and ample sports fields
Beaver Dam Park is Islip Terrace's main park. The neighborhood is also near several expansive parks with historic landmarks. Bayard Cutting Arboretum sits on the Connetquot River. It links into the 3,473-acre Connetquot River State Park Preserve, which has miles of nature trails and bridle paths for horseback riding. Its late 1800s South Side Sportsmen's Club is a vestige of Long Island’s Gold Coast era and is now an interpretive center. Brookwood Hall is a turn of the 20th-Century mansion turned house museum, surrounded by a pond-front park with updated facilities and a playground.
Westbrook Village has an extensive baseball field complex. Minor league team Long Island Ducks plays at the Fairfield Properties Ballpark in Central Islip, just north of the neighborhood. “The stadium has events all through the summer,” says Brandmeier. “We get front row seats to firework displays from our front yard.” Bay and ocean beaches including Robert Moses State Park aren’t too far.

East Islip’s owner-operated businesses
Though the neighborhood is primarily residential, Francescos is a locally beloved pizza restaurant. East Islip and Islip's main commercial districts are just a few minutes’ drive. Il Piccolo Villaggio Ristorante is a traditional, white-tablecloth Italian trattoria known for its homemade pasta. Dang BBQ was commended by the Long Island newspaper Newsday for serving classic barbeque with “over-the-top variations.” Riley Fibbers is a popular bar with a late-night food menu. A small shopping center on Irish Lane includes a Marshall's department store, Applebee’s and Stop & Shop supermarket.

Islip Terrace nestles in between the Southern State Parkway and Sunrise Highway. These major Long Island arteries run east to west and get residents into New York City within an hour. The Long Island Rail Road Montauk Branch stops in both nearby Islip and Great River. Train service to Midtown Manhattan’s Penn Station takes approximately an hour and 20 minutes.

Islip Terrace has a lot of medical doctors and good hospitals. There are a lot of small business stores that you shop in and we have a mall too. The library has many things to do for free for different age group. The best is the water (ocean, beaches) that is around us, its beautiful in the summer. must come and visit.

I have lived in Islip Terrace for my whole life. I couldn't ask for a better town. I am surrounded by loving people and a great atmosphere. I love the proximity to the beach, city and all the things to do out here.
