Leafy Long Island suburb with ample shopping

Located in central Long Island, Nesconset is a mostly residential hamlet within the town of Smithtown. Mid- to large-scale homes sit on sizable half-acre lots with old-growth trees and manicured lawns. Top-rated public schools and proximity to reliable commuter transportation are other important draws. “Homebuyers like Nesconset because it’s close to the Smith Haven Mall and has big box shopping along Middle Country Road, New York State Route 347 and Smithtown Boulevard,” says Alex Goldenberg, a broker with Howard Hanna Coack Realtors and resident of nearby Setauket. There’s a good balance between quiet tree-lined residential streets and major commercial thoroughfares.

Long Island Hi-Ranches and colonial revivals on large lots

Though most homes occupy sizable lots with manicured lawns and mature trees, there’s variety in Nesconset’s housing stock. Smaller postwar Ranches range from $340,000 to $850,000, depending on size and condition. Classic Long Island Hi-Ranches and Expanded Cape Cods hover around the $650,000 mark. Brookfield colonials are also common in the neighborhood and fetch a similar price. Larger colonial revivals and Center Hall colonials sell for $700,000 to $1.2 million. New-built European Farmhouse-style homes come in at the top of that range. There are also attached townhomes in full-service gated communities like Windcrest and Country Pointe. These properties sell for $600,000 to $750,000.

Top-ranking Sachem and Smithtown Central school districts

As with much of central Long Island, homebuyers tend to search for homes based on school districts,” says Goldenberg. Young residents can attend schools in two districts depending on where they live within the neighborhood: Sachem and Smithtown Central. Tackan Elementary School has an overall A rating from Niche and a favorable 13 to 1 student-teacher ratio. Great Hollow Middle School also has an A score, while Smithtown High School East has an A-minus, as does Sachem High School North.

The considerably larger Blydenburgh County Park in Smithtown proper feeds into a green lung that extends all the way north to the Long Island Sound.

The Smithtown Library Nesconset Building is a community pillar that provides programming and events for children, teens and adults. There are storytime safaris, art lessons and book discussion groups. The Nesconset Gazebo hosts community events and public concerts throughout the year. Charles P. I feel very safe in this area. There is petty crime and vandalism once in while, not often. The police are not seen doing routine patrol much.
