North Massapequa

Most homes start around $500,000
Cape Cods, colonials, hi-ranches and split-level homes dot North Massapequa’s quiet, sidewalk-lined streets. Pools are a common addition to many local backyards. Homes here start at around $500,000, though they can sometimes dip into the $400,000 range if they need major renovations. The majority of homes stay below $900,000, but even without a waterfront, new five-bedroom homes can climb as high as $1.4 million. North Massapequa’s CAP Index crime score is 1 out of 10. The national average is 4.Plainedge, Farmingdale and Massapequa schools
North Massapequa is split between the Plainedge Union Free School District, the Farmingdale Union Free School District, which each earn an A-minus from Niche, and the Massapequa Union Free School District, which earns an A. According to Donnellan, locals pay close attention to which school district their prospective homes are in. “It’s a big thing,” he says. “People who went to Massapequa High School say they want to be in Massapequa schools, and people who grew up in Massapequa in Plainedge schools say the same thing about those schools. It’s the same for Farmingdale schools. It’s because it’s what you knew, what you grew up with.” Plainedge Union Free School District covers a large portion of North Massapequa. Children in this district can attend Eastplain Elementary School, which has an A-minus, before moving on to Plainedge Middle School and Plainedge High School, which both have B-pluses. At Plainedge High, students can participate in activities like forensics, robotics and jazz choir clubs.Easy access to major highways, LIRR
While the community is landlocked, Donnellan and Elpis Hardiman, a licensed real estate salesperson at Douglas Elliman Real Estate, agree that the tradeoff is its proximity to major highways, including the Southern State Parkway, Bethpage State Parkway and Seaford-Oyster Bay Expressway. It makes traveling nearly anywhere on Long Island easy and convenient. “If you drive your commute, you’re that much closer to the parkway,” Donnellan says. The Long Island Rail Road’s Massapequa Station is also under a mile away. From there, the train arrives in New York City in about 50 minutes.Hiking and fishing in the Massapequa Preserve
North Massapequa contains part of the Massapequa Preserve, which is full of hiking trails and bike paths where locals can get out and enjoy nature. “It’s serene and tranquil,” Hardiman says. It’s also huge, measuring in at 432 acres. The Bethpage Bike Trail runs through it, leading nearly to the waterfront to the south and all the way to Bethpage State Park to the north. The park’s lake is also popular among local fishermen. “They have a fishing bridge just north of Clark Boulevard that was put up when I was in fifth or sixth grade,” Donnellan says. “And it’s been there ever since. It’s maybe a 12-foot bridge, but it’s a cool little bridge, and every year, the Town of Oyster Bay stocks the lake for fish.”Plainedge Park is popular for its turf-covered baseball and soccer field where many local teams practice and play. On the weekends, a snack stand is open to sell hot dogs, churros and plenty of other snacks and drinks during games. Nearby, The United Skates of America offers an indoor skating rink and an arcade, making it a favorite stop for indoor entertainment.
Dining along Broadway
Broadway Gourmet Bagel & Deli is a popular spot to start the day or grab a quick lunch, Saverio’s Authentic Pizza Napoletana is a go-to spot for wood-fired pizza and The Village Pub is a little local spot with live music on the weekends. In the southwest corner of the neighborhood, a little shopping center houses several popular restaurants like Paddy’s Loft, an Irish pub known for its Guinness and its shepherd’s pie. Marshall’s, Ace Hardware and Stop & Shop are also located in the center alongside salons, nail spas and banks. Massapequa Park’s walkable downtown, which is practically overflowing with shopping and dining options, is about 2 miles away.Holiday parades, concerts in John J. Burns Park
Residents here participate in most of Massapequa’s yearly events, including its Memorial Day and Veteran’s Day parades. During the summer, John J. Burns Park, which is 4 miles away, hosts free outdoor concerts every week. According to Donnellan, a wide range of music genres are represented at the concerts, from hip-hop to old-school bands like The Zombies, who played in the park a few years ago.
