Calm retreat just miles from the South Shore of Long Island
North Patchogue’s tree-spotted residential streets and quiet lake feel like a calm retreat just a few miles off Long Island’s South Shore. In fact, that’s what the neighborhood once was — a lakeside vacation spot. Today, it’s a standard suburban community with a lingering sense of quiet that’s a bonus for many residents. According to Larry McKenna, a licensed real estate salesperson at Signature Premier Properties who has been selling in the area for 17 years, the neighborhood is often overshadowed by the buzzy downtown of its neighbor, Patchogue, which is less than 2 miles away. But the same features that cause Patchogue to overshadow the little hamlet are also an attraction for North Patchogue residents. “The best part about North Patchogue is that it’s close to everything else. It’s close to Patchogue, and obviously Patchogue is a booming town right now with plenty of arts and entertainment — the Patchogue Theater, the restaurants, the night scene,” McKenna says. “You’re right there, but you’re not there, you know? It’s a nice area. I know a lot of people that live there, and they love living there.” North Patchogue hasn’t remained entirely unchanged by Patchogue’s revitalization, either; in 2022, the $22 million Patchogue River Watershed project kicked off, aiming to eliminate about 240 cesspools and septic systems throughout the Patchogue area, including unincorporated areas like North Patchogue.
One-bedroom homes starting just under $300,000 in North Patchogue
Although North Patchogue is fully landlocked, Lake Canaan sits right at the neighborhood’s heart. Streams branch off the lake and lead to Great Patchogue Lake, which just barely pokes its northern side into the neighborhood. Homes surround most of Lake Canaan, offering views of the peaceful water. “It did start out as like a real bungalow area,” says Ted Gounelas, an associate real estate broker at Coldwell Banker M&D Life. “People would have a little cabin or cottage near the lake. So now you still have some of the smaller homes.” As a result, North Patchogue’s houses tend to be small Cape Cods, ranch-style homes and bungalows from the neighborhood’s time as a little vacation community, but there are a few hi-ranches and colonial-inspired homes. Gounelas says there are even a few small one- and two-bedroom houses left in the neighborhood. Prices can dip just under $300,000 for a little one-bedroom house, but can climb up to $780,000 for a larger, fully updated home or a newly built house. Most homes fall more solidly between $400,000 and $700,000.
Since it’s quite a bit inland, North Patchogue has only a minor risk of flooding. Hurricane season can still impact the area, though, bringing with it a severe risk of high winds. Getting home insurance that protects against wind damage can help protect homes no matter the season.
Career prep at Patchogue-Medford High
Niche gives the Patchogue-Medford Union Free School District a B-minus. Children can begin their educations at Canaan Elementary School, which has a C, before moving to Saxton Middle School, which has a B-minus. For high school, students attend Patchogue-Medford High School, which has a B. The high school has a career and technical education program that offers education in fields like medical assisting, business, cosmetology and law enforcement.
Access to major roads, nearby Patchogue LIRR station
Sunrise Highway and Medford Avenue run through North Patchogue, and it takes just a few minutes to hop onto Nicolls Road or the Long Island Expressway. Driving the 60 miles to Manhattan takes roughly an hour and 45 minutes — longer during rush hour. But nearby Patchogue’s Long Island Rail Road station offers multiple express trains to the city. During rush hour, commuters reach Manhattan’s Penn Station in about an hour and 40 minutes. Long Island Community Hospital is 3 miles from home, and the Long Island MacArthur Airport is just over 6 miles away.
Fishing and kayaking on Lake Canaan
Lake Canaan is the focal point of North Patchogue, and Gounelas says that recent efforts to improve the lake, including dredging it a few years ago, have made it even more so. The lake has even been stocked with native fish, so it’s a popular fishing spot. Locals also take to the water in kayaks, sometimes just to enjoy a paddle on the water and sometimes to fish further from shore. “Compared to what it was even five years ago, it’s amazing now,” Gounelas says. Just outside North Patchogue, the Holtsville Wildlife & Ecology Center is another favorite way to enjoy nature and the outdoors. It’s part nature preserve, with animals like bobcats, black bears and bald eagles, and part park, with a pool, greenhouse and nature trails. “A lot of people go there to walk and jog and run,” McKenna says. “I know personally a lot of people that go and walk there every morning.” The center also hosts gardening and horticulture classes and hosts community events.
When residents want to enjoy Patchogue Bay, they often drive 3 miles to Shorefront Park for its little beach and fishing pier. The town even installed a natural wetland area and dunes in the park to protect the community from storm surges and improve biodiversity. Boaters go to a nearby marina, such as Sandspit Marina, when they want to take their boats out on the water. Patchogue also has a ferry that goes over to Fire Island, making it pretty easy to reach Fire Island’s popular ocean beaches.
A few local eateries and a ton of major retailers
North Patchogue has a handful of local restaurants. Rudi’s Bar & Grill is known for its wings and often has live music. It’s also the go-to for a late night out — the kitchen is open daily until 3 a.m., and place doesn’t close down until an hour after that. Nearby, 5 Brothers Fried Chicken & Waffles makes halal food, California Diner is best known for its breakfast and Howard’s Café serves an eclectic mix of burgers, sangria and wine. Many locals seek out more dining options in Patchogue Village. There are a handful of local businesses in the neighborhood, including a tattoo parlor, but when it comes to shopping, where North Patchogue truly shines is its abundance of big box stores. Home Depot, Burlington, Best Buy, Petco, HomeGoods and more are located right in the neighborhood alongside other essentials like banks, a gym and UPS — all just minutes from residents’ homes. King Kullen and ALDI provide groceries right in the neighborhood.
Annual Great South Bay Music Festival just 3 miles away
North Patchogue itself is quiet throughout the year, but locals participate in Patchogue’s many events. Shorefront Park has a bandshell that hosts frequent summer concerts, making it a frequent stop for those looking for a little entertainment. It also hosts one of the most popular events of the summer season: the four-day Great South Bay Music Festival at the end of July, featuring a food court, handmade crafts and entertainment for kids alongside a lengthy roster of live music performances. The event draws an estimated 15,000 people.
