Lower Clover Basin is a residential neighborhood that sits in southwestern Longmont and is surrounded by farmland. The neighborhood’s winding roads branch out into cul-de-sacs with a myriad of custom-built houses that add to the area’s unique landscape. “One of the things I love about my neighborhood is that I walk out of my home and there are farms that I can walk to and get heirloom tomatoes,” says Realtor Rozlynn White with WK Real Estate, who lives in the neighborhood and has almost 10 years of experience. “You’ve got the Rocky Mountains and the flatirons in the background, and right in front of you is this beautiful farm that has sunflowers and chickens.”
Residential streets of custom single-family homes
Lower Clover Basin has a unique selection of single-family homes, with most of them having been built between the 2000s and late 2010s. “It’s right on the edge of Boulder, and it’s a good, affordable option for those who work in Boulder but don’t want to pay the prices,” White says. Closer to Clover Basin Drive, the neighborhood is lined with winding residential streets. Contemporary Craftsman homes with bright colors are common in this area, with front gables, pointed roofs and attached garages. These properties span 2,400 to 3,100 square feet and cost $825,000 to $1.5 million dollars. Traditional townhouses are also located to the north of the neighborhood, costing $450,000 to $700,000.
As the neighborhood expands south and west into the surrounding farmlands, homes and property sizes get larger. Multi-level modern estates speckle the area, sitting on acres of flat land. Housing styles vary from cabin-inspired to Craftsman and Tucson-inspired, though they share features such as large picture windows, accent walls and looped driveways. These properties span 4,000 to 7,500 square feet and range in price from $2.2 million to $4 million. The CAP Index crime score for Lower Clover Basin is 1 out of 10, compared to the national average of 4.

Open lands and neighborhood parks
The Lagerman Agricultural Preserve is a 115-acre open space with wetlands and a reservoir. Visitors can fish, canoe and kayak along the Lagerman Reservoir, or stay on shore and relax at the picnic shelter. The Open Sky Loop is a multi-use trail that winds around the preserve and allows hiking, biking and horseback riding.
Farther north within Upper Clover Basin, there are a handful of neighborhood parks. Yellow Park is a pocket park with a playground area that sits in the middle of a large open field. Blue Skies Park has an aviation-themed playground, plus a skate park, a roller hockey rink and a basketball court. There’s also a dog park and a bird and butterfly garden with seasonal blooms. Clover Meadows Park is a newer green space in the area as of winter 2024, on Heatherhill Street. “They’re putting in a pump track for the kids to ride their bike through,” White says.

A-rated schools in Saint Vrain Valley
Families living in Lower Clover Basin can send their kids to public schools within the Saint Vrain Valley School District. Blue Mountain Elementary is a STEM-focused school that earns an A grade from Niche. Hover Street’s commercial corridors outside the area
While the neighborhood itself lacks shopping and dining options, it’s a quick drive to the commercial corridors in the east. A ring of chain restaurants sits at the intersection of Clover Basin Drive and Hover Street, roughly 2 miles away. There’s a Buffalo Wild Wings, Texas Roadhouse and Juicy Seafood. Farther north on Hover St. is Village at the Peaks, a shopping mall area with national retailers such as Burlington and Sam’s Club. Bowl Izakaya is a ramen restaurant. Getting around Lower Clover Basin
Lower Clover Basin has a handful of winding residential roads in the north that are pedestrian-friendly. “It’s an incredibly walkable area, and it’s constant. There are always people out walking their dogs or walking their kids,” White says. However, a vehicle is required for traveling around to other areas of the neighborhood and Longmont. Commuters can access Colorado State Highway 119, known as Diagonal Highway, roughly 3 miles east of the neighborhood. Downtown Longmont is about 5 miles away.
