With its city views and spacious, stylish and secluded homes, Longview Heights is Longview’s humble version of the Hollywood Hills. Among the Cascade foothills, this sprawling neighborhood is the highest point in Longview, overlooking the smokestacks along the Columbia River and land that the Cowlitz Indian Tribe has called home for millennia. When settlers came in the 1800s, followed by industrial development in the 1900s, the Cowlitz were pushed from their ancestral lands. But in 2015, the Tribe finally regained 152 acres for their reservation, and still live in and around the county. Up here in Longview Heights, where the breeze catches the scent of evergreens, it’s easy to see why this area draws people in.

From midcentury ranch-styles to contemporary builds
When it comes to Longview neighborhoods, “They all blend together,” says Kristin Cheatley, a River Ridge Real Estate broker who was born and raised in Longview. This is especially evident when driving in and around Longview Heights and its adjacent hillside neighborhood, Cascade-City View. Neighborhood streets wind up and down the hill, past homes of various styles with views of the dusty blue-teal Cascade foothills. On a cloudless day, snowcapped Mount St. Helens is visible from some parts of the neighborhood. Heavily wooded with Douglas firs and cedars, Longview Heights is a “residential area on the east side of Longview's suburban atmosphere,” says Dylan Overton, Handris Realty broker serving Cowlitz County. “It has midcentury ranch-style homes and more modern constructions.” Older, single-level homes transition to newer, larger builds further up the hill, many of which have three-door garages. Prices range from $250,000 to $900,000. Homes under $500,000 tend to be lower in elevation in the southeast portion of the neighborhood.

Hands-on learning at the elementary school garden
At Columbia Heights Elementary, rated B-minus on Niche, students tend to the school’s garden as part of their curriculum. Since 2009, this tradition has given students not only a break from sitting at their desks, but also the chance to learn practical skills and to share the autumn harvest. Students may continue to Cascade Middle School, rated C-plus and Mark Morris High School, rated B.

Proximity to golfing, hiking and Mount St. Helens
Even though the neighborhood contains no parks, outdoor recreation is easy to access. Longview Heights overlooks the public Mint Valley Golf Course and the membership-based Longview Country Club. Pickleball courts and baseball fields are just down the hill at John Null Park. Exploring the nearby Cascade Mountain range is also a popular pastime. Locals typically drive up to the trails around Mount St. Helens to go hiking, mountain biking or to get a closer glimpse of the legendary volcano. Though eruptions are notoriously hard to predict, Mount St. Helens isn’t expected to experience another big one until 2080 at the earliest. Back in 1980, Longview was not in the direct path of the most recent major eruption, but the sediment that collected downriver did cause shipping disruptions in the Port of Longview. Flooding is possible in Longview’s low-lying areas; dikes are in place to reduce the impacts, whether caused by rain, sea level rise, earthquakes or volcanoes. Compared to the rest of the city, Longview Heights is best suited for these very rare events, thanks to its high elevation.

Wining and dining at The Office
Restaurants await at the bottom of the hill, like The Office 842. True to its corporate name, The Office is a popular place for a business lunch; it offers a variety of flavored coffees named after professionals, like a honey basil latte called “The Realtor.” But going to The Office is not strictly business: this all-day eatery is also known for its hearty breakfast options and flavorful cocktails. The Office is located within the Triangle Center along with WinCo Foods and other chain stores. “We were really excited to get a Marshall’s,” says Kristin Cheatley, a River Ridge Real Estate broker who was born and raised in Longview. Locally-owned boutiques are just a few streets away in Downtown Longview, a pedestrian-friendly area with newly painted murals.

Though there are no major roads within Longview Heights, the neighborhood is 5 miles away from Interstate 5. Initially a route used by the Cowlitz people, I-5 now extends north 127 miles to Seattle and south towards Vancouver, 42 miles away. Midday traffic going south may add an extra 90 minutes to a commute due to bridge construction. “Some commute to Vancouver, but Longview is cheaper. People who live in Longview work right there,” Overton says. Along with Longview’s lumber and steel manufacturing facilities, the city's hospital is a major employer. PeaceHealth St. John Medical Center is just 6 miles from Longview Heights.
