In southwest Washington, the forested acreage of Oak Point offers quiet seclusion along the Columbia River. In the late 1800s, Oak Point saw a mix of native people and settlers. Today, the population is small, totaling less than 500. “The area is beautiful and pristine, nature at its best,” says Kristina Mack, Longview-based RE/MAX broker with 25 years of experience. “Oak Point itself features an adorable church and cemetery,” Mack adds. “The next 'city' is Cathlamet to the west. It is a small town with a wonderful marina, great restaurants and a lovely brewery and charming architecture.” Oak Point is located about 15 miles west of downtown Longview, where residents can run errands.

Country roads cut through patches of dense forest and alongside meadows where horses graze. “People move out there as they are looking for acreage; it is getting more and more difficult to find acreage in our county that is not within a housing development with HOAs,” says Laura Yoder, Realtor at Windermere Northwest Living with 20 years of experience. Oak Point offers the occasional farmhouse or ranch-style home, but mostly land. Home size and acreage affect property prices. Single-family home prices range from about $500,000 to $745,000. Land costs vary substantially between $65,000 and $1.3 million. Properties tend to use well water. Oak Point’s CAP Index crime score is 1 out of 10, much lower than the national figure of 4.

At Line County Park, anglers can cast a line for steelhead into the smooth, glassy surface of the Columbia River. A few miles upriver, Willow Grove is a bigger recreational area with a boat launch and a large parking lot. Willow Grove offers plenty of room for a quiet, contemplative stroll along the wide, sandy beach. Other popular outdoor activities include hiking, hunting, wind surfing and kayaking.

For locals who don’t want to drive into downtown Longview, Baker’s Corner Store & Deli is a one-stop shop. It’s a gas station that serves hot food like chicken strips and fries and sells essentials like fishing supplies and pet food. It’s across the highway from Monarca Restaurant, which serves Mexican food in a casual atmosphere. Patty Cakes Café & Roasting is a local coffee shop on Main Street in Cathlamet. The nearest supermarket is Walmart Supercenter. "This is country living,” says Barbara Stephenson, Realtor at Windermere Northwest Living who specializes in Longview. “No shopping in the area. Just good neighbors that will give you a cup of sugar in a pinch.”

Driving into Longview
Narrow neighborhood roads wind through thick forests, apart from State Route 4, which runs along the Columbia River. Drivers can see the forests and smokestacks of Oregon across the river. State Route 4, also known as Ocean Beach Highway, leads to downtown Longview and PeaceHealth St. John Medical Center. Oak Point is about 60 miles from the nearest airport, Portland International.
