Pedestrian-friendly Olympic East offers park and school access
Bordering the Oregon state line, Longview is a small city in southwestern Washington at the confluence of the Cowlitz and Columbia Rivers. Olympic East is a centrally located Longview neighborhood flanking Ocean Beach Highway, the city’s main commercial strip. This pedestrian-friendly neighborhood includes half of Lake Sacajawea Park, Longview’s beloved recreation hotspot. This scenic park and full pipeline of public schools are within walking distance of neighborhood homes. Access to Interstate 5, the West Coast’s main north-south highway, is about 3 miles away across the Cowlitz River.
Strolling through Lake Sacajawea Park
Lake Sacajawea Park is Longview’s main hub for outdoor recreation, which centers around the long, narrow lake that spans several neighborhoods. Olympic East encompasses the north end of the lake and the tranquil Japanese Gardens, an island with gravel walking paths winding past manicured shrubs and Japanese maple trees. As joggers, dog walkers and cyclists make their way around the park’s 3.5-mile-loop, they may spot wildlife like ducks, chipmunks or deer. The manmade lake is stocked with trout, and anglers might also catch bluegill or largemouth bass. The park hosts kids’ fishing competitions every year along with summer concerts and Fourth of July fireworks.
Single-story homes in Olympic East
Uniform, level lots frame the tree-lined, gridded streets of Olympic East. Mature and leafy trees create shady canopies during the summer months. Ranch-style homes and Craftsman bungalows have tidy, compact lawns. Most homes don’t have garages, so residents park in driveways or along the street. Prices generally range from about $280,000 to $480,000.
Schools within walking distance of Olympic East homes
Students in Olympic East can walk or bike to school. Olympic Elementary, Monticello Middle and R.A. Long High School are all located in the neighborhood and are all rated B-minus on Niche. R.A. Long High and Mark Morris High are the two high schools that serve Longview. “I went to Mark Morris, but R.A. Long is beautiful,” says Kristin Cheatley, a Realtor at River Ridge Real Estate who was born and raised in Longview. Both high schools in the district offer Career and Technical Education Dual Credit, allowing qualifying students to earn free college credits for high school classes. Longview School District, rated B-minus overall, offers open enrollment within the district and transfers for out-of-district students.
Shopping and dining downtown and along Ocean Beach Highway
Residents have easy access to the stores and restaurants lining Ocean Beach Highway, the main commercial corridor in Longview. Shoppers can head to Walgreens in the neighborhood and Safeway for groceries on the other side of the highway. Downtown Longview is about a mile and a half east, home to more locally owned businesses like MiLL CiTY GRiLL. This family-owned spot has an upstairs bar with a daily happy hour and a casual dining area downstairs. Colorful murals adorn some buildings downtown; “The Broad Strokes is a nonprofit that does murals in downtown Longview, sprucing up old buildings that have nothing on them,” Cheatley says. One of those buildings, the Columbia Theatre, features a mural of the artists that have performed there in the past painted on its exterior.
Walkable sidewalks and proximity to Longview’s hospital
Olympic East is a walkable neighborhood with sidewalks. Buses stop along 30th Avenue, taking passengers throughout the community and to the neighboring city of Kelso . Ocean Beach Highway runs along the northern edge of the neighborhood, connecting drivers to Interstate 5 in Kelso. Portland International Airport is about 50 miles southeast down I-5. Emergency care is available at PeaceHealth St. John Medical Center, about 2 miles away.
